🤯 Wait… Property can be a CURRENT ASSET?!

Sounds wrong… because we all learned:

👉 Property = Non-current asset

But real-world accounting tells a different story.

Imagine a real estate developer 🏗️

They buy land…
Construct buildings…
And their goal is simple:

👉 SELL the property

Now ask yourself:

Is this property being used long-term? ❌
Or is it meant to be sold in the normal business cycle? ✔

🔥 Here’s the twist:

👉 That “property” is treated as INVENTORY
👉 And inventory is a CURRENT ASSET

Yes — the same building that looks like a fixed asset…
can actually sit in current assets on the balance sheet.

💡 Even more interesting:

If a company decides to sell a property and meets certain conditions,
it can be classified as “held for sale” and presented as a current asset under IFRS 5 Non-current Assets Held for Sale and Discontinued Operations (IFRS Community)

This is where most people get confused:

❌ Thinking based on “what it is” (a building)
✅ Instead of “why it is held” (for sale vs use)
