𝐀𝐫𝐭𝐢𝐜𝐥𝐞 𝟏𝟓𝟒𝟒 𝐨𝐟 𝐭𝐡𝐞 𝐂𝐢𝐯𝐢𝐥 𝐂𝐨𝐝𝐞 𝐨𝐟 𝐭𝐡𝐞 𝐏𝐡𝐢𝐥𝐢𝐩𝐩𝐢𝐧𝐞𝐬 deals with double sales—when the same immovable property is sold to two or more different buyers.

Generally, the law gives priority to:
1️⃣ The buyer who first registers the sale in good faith;
2️⃣ If there is no registration, the buyer who first possesses the property in good faith; and
3️⃣ If neither applies, the buyer with the oldest title in good faith.
