AN AFFIDAVIT CAN NOT TAKE THE PLACE OF A DEED AS PROOF OF OWNERSHIP?
In the world of real estate(landed property), an affidavit is essentially a "supporting actor," while the Deed is the "leading role."
Relying on an affidavit to prove ownership is a bit like trying to board a flight with a handwritten note saying you bought a ticket instead of showing the actual boarding pass.
It might explain why you don't have the pass, but it isn't the pass itself.
Why an Affidavit Isn't a Title
An affidavit is a sworn statement of facts, lacking the legal "teeth" required to transfer or solidify land interest.
A Deed (Assignment or Conveyance) on the other hand, is a legal instrument that actually moves the "bundle of rights" from the seller to the buyer.
An affidavit only confirms that those rights in the Deed exist.

You also can pay a private legal practitioner to prepare the Deed.
