HOW DO I BUY LAND IN NIGERIA 📍

A lot of Nigerians in the Diaspora often ask these questions below and here's is the answer.

First, you must know that there are 2 major real estate sectors in Nigeria: "the informal and formal sectors".

FOR THE INFORMAL SECTOR

This sector is dominated by the notorious indigenous land owners. The majority of them are illiterates, c***y and dubious. They are the ones who sell the same plot of land to several buyers.

They succeed in fooling a lot of real estate investors because most Nigerians do not conduct a land search at the relevant Surveyor General’s office or Land Registry before buying a property.

Even if you conduct a land search, you might still not find the right owner of the land because many of us barely perfect our title when we buy property in the country. In order to spend less, some people do backdate land documents like "backdated survey plans".

The formal sector is dominated by real estate companies comprising developers, realtors and investors/buyers.

REPUTATION is everything in the formal sector. No matter the size or structure of your real estate firm, if you lack a good reputation, we all avoid you.

The key players in this sector are the developers. They have millions or billions of dollars invested in various estates and will do anything to protect their INTEGRITY.

While an indigenous land owner can run away because of 2million naira, it will be foolish of a developer to abscond because of 100,000million when he is worth more in unmovable investments(estates).

So, when you buy from developers, you buy peace of mind! Although is not all the developers that are genuine.

Realtors are the middlemen between buyers and developers. They know the developers to avoid (the ones who lack a good reputation) and the ones to recommend.

They know the locations where you can maximize your ROI if you buy properties there. They know questionable titles.
