🏗️ Myth: my building plans are approved, so I can build whenever. Reality: under the Windhoek Building Regulations, an approval lapses if work has not commenced within the period the regulations allow. ⚖️ At transfer, an old approval on file may already be dead paper. Check the status of your plans with the City of Windhoek Building Control or your conveyancer before you list. 💬 Sitting on approved plans, when did you get them signed off?

Windhoek's builders had a good June. 🏗️

According to IJG Research, 179 building plans were approved, up from 138 in May. Compared to June 2025, that's 23.4% more approvals and 52.6% higher value.

Numbers like these move month to month, so if you want to know what it means for your suburb, ask your conveyancer, they'll have the current picture. ✅

📈 In February 2026, the City of Windhoek approved 150 building plans worth N$144.8m, according to IJG Research. Completions were down 67.2% for the year to date.

🏡 Approved on paper is not the same as built. I wrote about what that gap meant for sellers in established suburbs, and what to watch as it closes.
