Helping investor leverage in property investment, build long-term wealth, and discover strategies to invest with zero capital.

Today has read a blog online, they really analyze what the history of property movement and differentiate the risk on investment๐Ÿ‘
----------------------------------------------------------------------

Most people look at a property and ask, "Is the price expensive?"

But experienced investors often ask a different question:

"Why is this location valuable, and what will make people continue wanting to live or rent here in the future?"
----------------------------------------------------------------------

A good property should have both affordable and valuable.

Affordability gives us the ability to own and hold the asset comfortably.

Value is what gives the asset the potential to perform in the future.

For example, a property may be cheaper today, but if the location, connectivity, and demand are limited, it may remain cheap for many years.

On the other hand, a property with stronger fundamentals may require a slightly higher commitment, but the value behind the location can support future demand, rental potential, and appreciation.

So rather than asking which property is cheaper, I prefer asking:

"Which property gives me the best value within a commitment level that I am comfortable with?"

Because the goal is not to buy the cheapest property.

The goal is to buy the best asset that comfortably fits your financial situation.

Malaysian Civil Servants Are Going Bankrupt Over Personal Loans And Daily Expenses 25/05/2026

๐Ÿ’กIf you never learned it before, donโ€™t worry.

๐Ÿ‘‰ It is never too late to start understanding your current position and making adjustments step by step.

Small improvements today may create a very different future later on.

---

One thing that should be learned as early as possible in life:
Financial management.

Not after facing financial pressure.
Not after commitments become too heavy.
Not after life suddenly becomes difficult.

The earlier we understand money, cash flow, saving, assets, and commitmentsโ€ฆ

๐Ÿ‘‰ the more prepared we become for the future.

---

Many people graduate with professional knowledge,
but very few are taught:
โ€ข how to manage cash flow
โ€ข how to plan finances
โ€ข how to prepare for inflation
โ€ข how to build long-term stability

And because of that, many only start learning after making expensive mistakes.

---

๐Ÿ“š Financial knowledge should start:
โœ” Before graduation
โœ” Before heavy commitments
โœ” Before starting a family

And most importantly:

โœ” Teach it to the next generation early.

Because financial habits are built over time.

Malaysian Civil Servants Are Going Bankrupt Over Personal Loans And Daily Expenses The country recorded 200 bankruptcy cases involving civil servants in the first four months of 2026, with some individuals owing more than RM4 million.

25/05/2026

๐Ÿ˜„Absolutely. Focus on showing the value, quality, and results it bring.

โ€œIf itโ€™s too cheap, people think itโ€™s low quality.
If itโ€™s premium priced, people think itโ€™s expensive.โ€

You complain property price too high, then government increase supply and build affordable homes.

Then after you buy, you complain oversupply and property are bad investments because your unit didnโ€™t increase prices So we buy the left over units lah.

When rental rates and property prices are high in prime areas, you then complain about property should be essential products, not for speculationโ€ฆ

You know the market donโ€™t care nor judge about anyone right? But itโ€™s really as real as it gets. People also support low cost and affordable housings, just not in their neighbourhood. They want better infrastructure, but not from their tax money.

Pricier diesel driving up construction costs by as much as 15% โ€” contractors 22/05/2026

๐Ÿ  โ€œWhy are house prices & rental getting more expensive?โ€

Many people think property prices simply โ€œgo upโ€.

But one important reason is:
๐Ÿ‘‰ Construction costs are increasing.
๐Ÿ‘‰ For example, Previously, construction costs in some areas were around RM150โ€“160 psf ; Today, it may already reach RM170โ€“180 psf.

--------------------------------------------------------------------

๐Ÿ’ก Simple example:

A 1,000 sqft property:

โ€ข RM160 psf = RM160,000 construction cost
โ€ข RM180 psf = RM180,000 construction cost

Thatโ€™s already a RM20,000 increase โ€” before including land, infrastructure, compliance, and other costs.

---------------------------------------------------------------------

So what happens next?

๐Ÿ“ˆ Property prices gradually increase
๐Ÿ“ˆ Rental may slowly increase too
๐Ÿ“ˆ Monthly commitments become heavier

And this is how inflation slowly affects everyday life.

---------------------------------------------------------------------

Some people wait longer because they hope prices will become cheaper.

If we look at history, prices become cheaper it never happen too:
๐Ÿ‘‰ construction costs continue increasing
๐Ÿ‘‰ living costs continue adjusting
๐Ÿ‘‰ rental continues moving upward over time

--------------------------------------------------------------------

๐Ÿ’ก So instead of panic, what can we do?

โœ” Plan finances earlier
โœ” Focus on manageable cash flow
โœ” Build financial buffer
โœ” Understand the market before making decisions

Because sometimesโ€ฆ

The biggest cost is not only inflation.

๐Ÿ‘‰ Itโ€™s waiting too long without preparation.
