Starting with the fourth shop,
I finally discovered the real key.

I realized something important—
what truly increases the value of a property
is not just buying it right,
but choosing the right tenant.

A good tenant
does more than pay rent.
They help your asset
grow in value and credibility.

At the same time,
more and more partners began to join us.
Not because I became extraordinary,
but because when the direction is right,
the right people naturally gather.

We were no longer just operating individual shops.
We began to plan and position.

That was when I truly understood
the power of professionals—
bankers,
accountants,
company secretaries,
lawyers,
property consultants.

They were no longer outsiders,
but became part of the system,
working together for a shared structure.

I learned that

The Third Shop and the Beginning of Scalable Wealth

In 2005,
together with two co-founders,
I established TWT Company.

That same year,
we acquired our third shop.

On the surface,
it was just another property.
But for us,
it marked a turning point.

For the first time,
I clearly realized that
wealth does not have to be built alone,
and prosperity can be a shared journey.

This shop did more than provide stable cash flow.
More importantly,
it allowed us to see something crucial—
a structure that could be replicated.

We stopped asking,
“How much can this one shop earn?”
and began asking instead:
Can this model grow
from one to three,
from three to ten?

It was from this third shop
that we gradually discovered
our own wealth formula—
not relying on luck,
but on systems;
not on individual effort,
but on structure and collaboration.

Looking back,
it was never overnight success.

1997: A Lesson in Crisis and Inflation

In 1997, during the Asian Financial Crisis,
through my second shop,
I truly learned what
crisis and inflation really mean.

That year,
many people fell overnight
into deep hardship—
assets lost value,
cash shrank,
and years of effort vanished in an instant.

Yet in that same storm,
I saw another group of people—
those who stayed calm amid fear,
and found opportunity within chaos.

That was when I understood:
a crisis does not choose its victims or winners;
it reveals people’s understanding and preparation.

Inflation punishes those without assets.
Crisis eliminates those without structure.

Some lost everything that year.
Others used that moment
to redesign their lives.

From then on,
I stopped asking only,
“Can this make money?”
and began asking instead,
“Can this survive a full cycle?”

That lesson was never written in textbooks,
but it has shaped
every important decision
I have made since.

1997年亚洲金融危机，

第一次真正看懂了
什么叫做危机，
什么叫做通胀。

那一年，
很多人一夕之间跌入水深火热。
资产贬值、现金缩水、
信心崩塌，
努力多年的成果瞬间蒸发。

但也是在那一年，
我看见另一群人，
在恐慌中保持冷静，
在混乱中看见机会。

我才明白——
危机，本身并不选择受害者或赢家；
选择的，是人的认知与准备。

通胀，会惩罚没有资产的人；
危机，会淘汰没有结构的人。

有人在那一年失去一切，
也有人在那一年
重新布局人生。

从那时起，
我不再只问：
「会不会赚钱？」
而是开始问：
「能不能活过周期？」

这一堂课，
没有写在课本里，
却影响了我此后
所有重要的决定。
