I love many articles shared by this team: The Woke Salaryman.

The strategy that we devised here: Regular Investment with Tactical Asset Allocation also known as the 'All-Weather-Portfolio' is definitely the Camels. They are not known for speed but they keep walking despite rough condition. Since I started this journey, my 'Camel' portfolio went through COVID-19 crisis, then now Russia-Ukraine war with more US-China tension.

The idea is not to park 100% into Camels. But with enough allocation here, I am more comfortable to manage other assets: Ostrich (speculative), Horse (growth), Cows (bonds).

My Asset Growth Since Jan 2020

One of our consultants shared his experience in building his asset during the pandemic.

“I track my portfolio every month to make sure I am building my asset consistently with the right strategy. The image is the real trend and value of my total portfolio since Jan 2020.

- Noticed, March 2020 was when market crashed, when everyone was in panic mode, I encouraged to invest fully in equity with Tactical Asset Allocation strategy. I called it riding the wave in my weekly sharing to my investors via WhatsApp.

- Many people made good profit in 2020, however, since Jan 2021, many people have lost a lot of their assets in China and Malaysia stock market. We are still okay thanks to Asset Allocation in the right market.

Few tips:

1. Consistency is number one. We need to consistently manage our own stock, property, crypto, etc. Mutual fund is the easy way for me when I have no time to monitor or do day trade.

2. Regular investment with asset allocation is one of the key. It helps us to control our emotion, to balance our risk and to maximize our return.

3. Save first and spend later. Many people already know this but can’t do it. Many people can do it, but money saved are lost due to poorly managed investment.

4. Maximize tax relief. This is why you see I have quite a portion in it. I don’t like PRS/Non-liquid retirement fund because we cannot cash out for financial freedom before 55 yo. but I maximize my contribution to get my tax back.”

Get a loan, own a property, manage tenants or invest in REITs Funds?
自己买房投资还是投资Property Fund?

I believe those who believe in property investment would agree with me that properties in good locations such as Klang Valley, Malaysia typically grow +100% after 10 years.

Yes, you are right based on statistics. However, this is property price which has not considered the cost incurred such as loan interest, monthly maintenance, renovation, property agent fees etc.

I own two properties in Malaysia – one double-storey landed in SS2 and another 2 bed-rooms condominium (925 sqft). Some lessons I learnt the past 2 years:

😣 Tenant not paying rental and accrued >rm1000 electricity (made considerable efforts to evict the tenants and paid the TNB myself)
😣 Expensive maintenance fees (paying rm250 monthly for condo)
😣 Renovation fees cost rm30k (rental not yet recovered cost)
😣 Daily issues and complaints from tenants (lighting, a/c, water leakage)
😣 Okay, you would like to cash out and sell – nope, tough time now!

Basically, current rental is unable to breakeven all the fees and loan interests. However, I still have faith in property investment because I believe once we attend to every issues and maintain good cash flow, in the long term, it’s a great investment.

For those who do not have the cash to address these issues, do consider REITs Real Estate Investment Trust Funds. It’s suitable for lazy investors who would like others to manage these problems for us while making good returns from rental as dividend and capital gain should the asset grow over time.

REITs are actually not an easy investment neither. In Malaysia, there are different types of REITs – retail, hospitality, healthcare, industrial, office, residential etc. If you would like to start investing into them, I suggest to do proper homework to evaluate if the financial condition of the REIT and if they can vary through this crisis.

In our defensive investment portfolio, we selected Property funds under Public Mutual. In short, these are managed by fund managers to filter assets with growth in Asia such as in Australia, Japan, and Hong Kong. We can start with RM100 which is very scalable and flexible.

Many of smart investors started investing a lot in such funds during 2008 and 2020 crisis when property prices are at the lowest. Do you believe 10 years from now – these properties which are good asset will be cheaper than today’s price or keep growing higher?

没错,如果看数据2010-2020 是大约100%。可是,这还没纳入房贷利息、公寓管理费、装修费、租约经纪费用。



我自己在🇲🇾拥有两套🏡(☝🏻双层排屋,☝🏻两房公寓)。我两年来管理的经验:



😣 租客不交或迟交租(还花了九牛二虎之力赶租客出去)

😣 昂贵的maintenance fee (每月RM250)

😣 装修了RM30千,还没回本

😣 灯坏漏水等等

😣 你想卖出套现。。。没那么容易!



基本上租金不够还种种费用和银行利息。当然,我还是觉得用心经营,把问题一一解决,可以把现金流做好,长远下是好资产。



那如果资金不够,想要投资房产,可以考虑REITs Real Estate Investment Trust 房地产信托基金。适合懒人投资,让别人管理,而我们拥有会成长的资产以及每年赚取股息Dividend。



REITs 其实也不简单。🇲🇾就有很多不同种类:Retail 零售、旅游业 Hospitality、医疗 Healthcare、工业Industrial、办公室Office、Residential等等。要买入,一定要做好功课,了解业务的多元化和财况。



在我防守型投资组合里,我选这了🇲🇾Public Mutual 的Property 和 REITs Fund。简单来说,基金经理负责管理及筛选亚洲🌏有成长的房地产信托基金。大多是Australia澳洲、Japan日本、Hong Kong 香港之类的多元化房地产。可以用RM100开始累积财富。

Why We Should Start Early

We had great discussions last week with our new investors over few common questions:

1. When is the best time to start?
2. Is the fund still relevant after 10 years?
3. When should we sell?

The best time to start is always yesterday. The strategy we been advocating since 2019 is working so well for many of us now just looking at the past 1 year. We are investing through fund as defensive investing *same as investing in property*.

Take some oldest local funds in Public Mutual – Public Saving Fund, over the past 36 years, the gain is +1425%. How much is it annualized? About 8%.

This is the power of being disciplined, long-term, focusing on good assets. Let compounding interest and professional fund managers do their job.

When we discovered this in 2018, we took the license ourselves and started sharing based on the right info. There’s no need to trade in funds.

What’s our plan in Financial Independent, Retire Early (F.I.R.E)? We invest very aggressively in good assets since graduation. If I need to stop when I am 35 years old due to higher commitment, there’s no penalty, very flexible. What’ve been invested, we leave it inside and we will revisit later when we need it for any financial goal.

Time is all that matters… making mistakes by putting pur hard-earned money in anything that we don't know, is wasting a lot of our Time.

Nasdaq is again new high!

Since the pandemic started, the team analyzed and selected funds which have strong business to strive through the crisis.

As much as we apply Tactical Asset Allocation to eye on “Still Low Undervalued Business”, we never neglected this portfolio which should keep growing the next 10 years.

Since it’s at new high, we definitely advise to be cautious and apply TAA to reduce risk, maximize growth.

Build Asset or Liability?

Received a question from one of our investors recently. Using actual car loan package now assuming 9 years installment, what if he/she parks the same into a global fund with good asset growing slowly over the years.

How much more? Probably more than double comparing to a car value which is depreciating over the years.
