Project: M1 Building - Beirut Central District - Lebanon

Jo Geitani architects has completed an office building in Beirut Central District with white fritted glass skin designed to evoke a Cloud that diffuse light through its repetitive gradient patterns. The glazed façade reflects Beirut surroundings giving the envelope a kinetic aspect. It is the first building in Lebanon to achieve the LEED® Platinum certification.
Close to the historic center yet located on the edge of the old urban development district the project is designed as the start of the new contemporary urban development. It stands on a 2,740 sqm. land, providing approximately 19,700 sqm. of built-up area including Class-A office and retail spaces.
The urban regulations imposed by Beirut central district, has defined the project lines and generated its massing, the building has a U-shaped plan defined not to exceed 15 M max thickness in order to optimize the light, views and ventilation.
The 40-meter height building is divided into three separate offices blocks linked together with a glazed circulation network.
A fully glazed glass corridor alongside the east and west blocks is connected to the main block through staggered glazed tubular walkways, floating inside the linear gap and allowing the main block to have a double light and ventilation orientation.
Central courtyard at the back of the building allows light and sun to pe*****te into the middle of the lot.
The ground and mezzanine retail levels are intended to be "highly transparent and animated" providing transparency and access between the streets, the retail, the circulation and the internal courtyard.
The lobby is conceived as a continuity to the external building, its side wall is dominated by a kinetic art feature by 'Humans since 1982'
At the upper levels, the glazed tubular walled walkways break up the office environment for employees as they walk from one part of the building to another, thus bringing a varied spatial experience within the project. When passing through the walkways, one comes into strong visual contact with the surrounding elements (city, sky, internal courtyard).
At the top floors private terraces are provided for each of the three blocks.
The façade skin is double glazed, low e coated, with a ceramic frit pattern, providing a natural ventilation by inserting operable windows where needed, providing day-lighting and views via floor to ceiling glass windows, enhancing the shading value of the building and finally reflecting the colors and patterns of the surroundings.
Continuing the minimalist theme, interior finishes are kept simple, with sustainable materials including white engineered marble, bamboo wood and anodized aluminum panels.
Designed to achieve Leadership in Energy and Environmental Design (LEED) Platinum certification, the facility has a number of active design strategies, including low-water fixtures, grey-water recycling, highly energy-efficient HVAC, lighting systems, low-energy consuming elevators engines, Photovoltaic Panels, smoke-free building, low-toxicity paint & finishes, locally sourced and low-impact materials with recycled content, a green Cleaning Policy and finally a permanent sustainability display area in the premises to raise the local public awareness about eco-friendly buildings.
