How the Renters Rights Act is affecting Wales: What you need to know, and do ...

Firstly - apologies for our quietness over the last few months - more to follow on that later, but for now - THIS IS IMPORTANT NEWS!

I'm seeing so much confusing information out there with how the RRA is affecting Wales.

Thankfully, it's not that complicated ... I've broken it down here 👇

⭐️ The RRA (ENGLAND) is changing a FUNDAMENTAL term in our contracts, relating to discrimination

📆 The change comes into effect on the 1st JUNE 2026

❌ (Not that you did before, but) you will not be allowed to discriminate anyone with children, or on benefits

▶️ enquiring if a property is available to rent
▶️ accessing information about a property
▶️ attending viewings
▶️ entering into a contract

* Nobody panic, I'll do an update on this in more detail!

🐶 Nothing is changing regarding PETS, but expect applicants to be confused and push back stating English legislation

✅ A Written Statement of Variation, (we haven't had the wording yet, so again, just hang fire!), must be issued to all CH's between 1st - 14th JUNE 2026

📑 Occupation Contracts will update to the new version on the 1st JUNE - make sure any contracts starting on this date and onwards have the new variation in them

Do you send Christmas Cards to your Contract-holders?

In years gone past, I have to admit I was too busy in the lead up to Christmas to get everything done; for the businesses, staff, friends, family, organising parties and trying to take a second for myself too!

(Im sure thats a reality for many!)

I’ve always wanted to do it so this year I’ve made time to write cards to our contract-holders, and it feels nice 🥰 I’m not expecting anything in return, it’s just the season for goodwill and I wanted to share my gratitude and thanks to other human beings at this time of the year.

Do you do anything at this time of the year? I’d be interested to hear your thoughts and ideas!

There's a lot of talk at the moment about having to accepts Pets with your Lets - but it's not that straightforward and there are of course exemptions, and there are some benefits too to help landlords with the risks of letting with pets with additional insurance and deep cleans permitted at the end of tenancies being discussed too.

🚨 Important Update for Welsh Landlords! 🚨

Hey everyone! Just a quick heads-up on how the upcoming Renters' Rights Bill will impact us here in Wales.

Initially, I thought this was just for England, but it turns out there are some significant changes coming our way too! Here’s a brief overview:

🚫 No Discrimination Allowed – You won’t be able to refuse applicants based on having children (or children visiting) or due to their current or potential benefit status.

🐶 Pets Welcome – You won’t be able to unreasonably deny requests from tenants to keep pets.

PLUS - These are going to be new fundamental clauses in our occupational contracts, meaning we’ll need to issue new written statement variations within 14 days.

The good news? We’re likely to get a six-month lead-in period from the Welsh Government to get these sorted, so no need to panic!

As soon as I get my hands on the templates for these variations, I’ll make them available for you – because you know I’ve always got your back when it comes to staying compliant.

Stay tuned for more updates and detailed breakdowns over the next few weeks and months as things unfold. I’ll keep you informed every step of the way!
