I always want to give sellers and buyers the best and most up to date information possible.....and being honest, it is a tricky market right now. Homes ARE selling but you need to listen to what the viewers and footfall through your door are saying.

Here is the latest Q3 market information from the superb industry statsman and advisor

More homes are for sale than at any point in the last five years. That means buyers have real choice right now.

Sales agreed have slowed, but nearly 300,000 homes still went under offer across the UK this quarter. Homes are selling. The ones that sell are priced right from day one and marketed with a clear strategy.

Prices are holding steady too. Rather than values falling, sellers are adjusting through sensible price reductions, and fewer are pulling out.

With the Budget on 28th October and the Bank of England decision on 5th November, the next few weeks are worth watching 👀

65 homes per agent and counting. Do your listing's first three lines earn a click?

Rightmove reports the number of homes for sale is at a 12 year high, with the average agent now marketing 65 properties. Buyers in Milton Keynes are scrolling past more homes than ever, and they decide in seconds whether to open yours.

Look at the first three lines of your listing. Do they mention the things buyers are actually searching for? Garage, driveway, garden office, south facing garden, no onward chain, walking distance to the station, school catchment, recently refitted kitchen. Those are filter words. If they are buried in paragraph four, or missing altogether, your home is being overlooked by the exact people it was built for.
