Milton Keynes Market Update — July 2026
Homes are still selling. Sales agreed across MK held completely steady last month — flat on June, and within 1% of this time last year. Buyers are out there and they're buying.
What has changed is the competition. There are 32.4% more homes on the market than a typical July.
So the buyers haven't gone anywhere — there are just more homes competing for them. Which means the sellers who do well right now are simply the ones being intentional about it: priced properly from day one, presented well, and with a clear strategy behind the launch.
Get that right and your home sells. Get it wrong and you'll spend three months finding out.
Thinking of moving, we would love to help you with the right advice, information and help. Let's have a proper conversation about the strategy for your home.

F O R S A L E - Oakridge Park, Milton Keynes
Sitting behind electric double gates at the entrance to a small private development, The Granary is a stone-built barn conversion dating back to 1804 — the kind of home that rarely comes to market in Milton Keynes. With views over mature trees and open green space, including Stone Pit Field directly beyond the French doors, this is a property that feels genuinely removed from the everyday while remaining well connected. The blend of period character and carefully considered modern living is immediately apparent: exposed oak beams run across ceilings and walls, original stonework frames the exterior, and everything inside has been finished to a standard that the current owners have clearly taken great pride in over the years.
For sale at Offers Over £650,000 for this superb, character home.

What is actually happening in the Milton Keynes market - Pricing right from day one is key🏡🔑
The real intelligence for sellers sits in the gap between two following figures.
While homes coming to market carried that average asking price of £405,248, the properties actually finding a buyer were asking closer to £371,861, a difference of more than thirty three thousand pounds.
In plain terms, the homes that sell are the ones priced with a clear head, while ambitiously priced stock is increasingly left sitting. Nothing illustrates that more sharply than the number of price reductions, which climbed to 2,329 in the first half, the highest figure in our records and up almost seventeen per cent on last year. A great many Milton Keynes sellers began the year hopeful and spent the spring quietly adjusting their expectations.
