For many people, self building is about more than creating a house. It is about building a home that truly reflects their lifestyle, priorities, and future plans.
More homeowners are choosing to self build because they want greater flexibility, more control over design, and the opportunity to create spaces that work specifically for their family and way of living.
From open plan kitchens and energy efficient features to personalised layouts and long term practicality, self build projects allow people to think beyond standard housing options and create something tailored to them.
For some, it is about building their forever home. For others, it is about maximising value, embracing sustainability, or finally bringing a long held vision to life.
While the process can feel overwhelming at first, the right support and preparation can make the journey far more manageable and rewarding.
We are here to help guide people through the self build journey with practical advice, expertise, and support along the way.

Cladding is more than just the outer finish of your home. It influences how your property looks, how it performs in different weather conditions, and how much maintenance it will need over time.
In self build projects, there are several main options to consider, each with its own benefits depending on your design goals, location, and budget.
Choosing the right material early in the process helps ensure your home is both visually appealing and practical for years to come.
At Self Build Angels, we help you make informed decisions at every stage of your build so you can move forward with clarity and confidence.

There’s a common assumption that self build is reserved for experienced developers or people with significant budgets.
In reality, it’s becoming an increasingly accessible route for a much wider range of people.
With structured finance options, self build mortgages, and phased planning approaches, many individuals and families are choosing to build homes that better suit their lifestyle, needs, and long term plans.
Self build is not just about luxury projects or large-scale developments. It’s about control, flexibility, and creating a home that works for you, rather than adapting to what’s already available on the market.
If you’ve ever felt like buying an existing property doesn’t quite fit, self build might be more relevant than you think.
Our seminar is designed to show who it’s really for, and how the process actually works in practice.

The Community Infrastructure Levy, often called CIL, is a charge that some local councils in the UK apply to new building projects. It is used to help fund local infrastructure like roads, schools, and community facilities.
The good news is that genuine self build projects may be able to get an exemption, meaning you do not have to pay it.
However, this is not automatic. You must apply for the exemption before you start building and follow the correct steps at different stages of your project. If anything is missed or submitted late, you could lose the exemption.
It can make a real difference to your overall build costs, so it is worth understanding early on in the process.
We help guide you through these key details so you can move forward with confidence and avoid costly mistakes.

The good news is, none of it has to feel confusing when you know what to expect.
That is exactly what our Self Build Seminar is designed to help with. A clear, practical introduction to the process, so you can move forward with confidence and clarity.

A common misconception is that building your own home is only accessible to those with significant wealth.
In reality, self build projects can be structured in a number of financially viable ways.
With self build mortgages, staged release funding, and detailed upfront cost planning, many people find that building their own home is not only achievable, but financially efficient when compared to purchasing an existing property.
The added advantage is control. From layout and specification to energy efficiency and long term running costs, every decision is tailored to your needs from the outset.
At Self Build Angels, we help guide individuals through the financial and planning journey, turning complex processes into a clear, structured pathway to building a home designed around you.

The Help to Build mortgage scheme is designed to make starting a self build project more accessible.
Similar in principle to Help to Buy, it allows you to borrow a portion of your land costs, typically between 5% and 20% (up to 40% in London). You can then access a 95% equity loan through a lender registered with the scheme.
It is all about reducing the barriers to getting started and helping more people bring their self build plans to life.
If you are exploring a self build project, understanding your funding options early can make a big difference!
