Make sure you book a viewing before you sign a contract! A physical viewing is best, so make sure to visit the property and ask lots of questions. There is no substitute for seeing it in person but if you have to do a virtual viewing make sure it is live. Donβt rely on anything pre-recorded or just photographs. For more tips check out our Housing Guide: https://linktr.ee/ulhs

Before signing any tenancy agreement, you should do some research on the property.
Don't be afraid to ask a lot of questions, and don't get pushed into anything you are unsure of. Once you sign, you are in a legally binding contract.
Tip - You can ask the current tenants if they have had any problems - will the same things affect you?

Before signing any tenancy agreement, you must consider your budget. There are costs that go beyond rent, such as utility bills, food, and travel.
You should confirm with the landlord if utility bills are included in the rent, and if not, would you be able to afford living in the property.
For more advice on affordability and costs associated with private renting, visit our housing guide. Link is in the bio.

Your personal items are most likely not insured by the landlord. Insurance is not necessary, but it is good to think about what happens if your items, such as your mobile, get damaged. For more information on insurance, visit our Housing Guide.

Live with three or more people? Your property might require an HMO licence. These place additional fire-safety requirements on your landlord. If your property needs a licence but doesn't have one, you may be able to claim rent back.
