When leaving your private-rented accommodation, remember to tell the utility companies that you are going and would like to close your account with them.

This will help prevent you from being charged for utility usage by the new tenants.

Before signing any tenancy agreement, you should do some research on the property.

Don't be afraid to ask a lot of questions, and don't get pushed into anything you are unsure of. Once you sign, you are in a legally binding contract.

Tip - You can ask the current tenants if they have had any problems - will the same things affect you?

Tenants cannot withhold rent if repairs aren't being done - it could risk your tenancy! However, you may be able to pay for repairs and deduct the cost from future rent if you follow the correct steps.

Before signing any tenancy agreement, you must consider your budget. There are costs that go beyond rent, such as utility bills, food, and travel.

You should confirm with the landlord if utility bills are included in the rent, and if not, would you be able to afford living in the property.

Found a property you like? Before you pay any money, check that the person you're dealing with either owns the property or has permission from the owner to let it out!

You can download the Title Register showing the legally registered owner for Β£7 from landregistry.gov.uk

Depending on what tenancy you have, your landlord has to protect your security deposit within 30 days of receipt under an approved government scheme. If they don’t, you’re entitled to compensation.
