A 12 o’clock deadline and we submitted the offer at 11:58.


A tremendously busy few weeks working on a bid and offer for this beautiful building in . It is currently owned by a charity and took some careful planning to maximise the space.


As always there were some issues I spotted which gave this deal a significant upside (I shall reveal all once I find out if I am successful, but those who know me know I look for issue which can be solved to create upside). This has also created such a profit margin we have provisionally secured 100% funding for purchase and build. If you show the skill and eye for detail in the deal it proves attractive to significant investment.


The plan is 14 high end units with basement excavation to create some magnificent duplex appartments as shown by the initial plans and pictures.


A GDV of just over £5 Million and a 24 month project will keep me busy. Fingers crossed we are successful.

Capture it all


I have had a long day today on the road to London and my monthly meet up with my mentor. I initially started mentoring with this exceptionally successful person as a route to greater my development experience, however we have since spoken of business, training and pensions.


The development in the city is phenomenal at the minute, I remember when stood in this same spot the highest thing would be the heron tower, but now we see buildings growing by the week, very much as I saw in Dubai a number of years ago when you could watch from your hotel floors being added on a daily basis to buildings, this was a time when 1/3 of the worlds cranes were in the city for development. Ironically this growth is what I gain from a mentor.


So the point of this post, I was listening to a number of books on the way down, Warren Buffet being one, but a line in another talked of documenting things in life so that in time we could look back without the natural filters our minds naturally apply. This struck me as my memory is not the best and I have seen many many things some would simply dream not possible and I remember everything with rose tinted glasses, I think of times sat at sea or the desert with work but only with fond memories but at the time I hated it, I think of the stresses as I have neared the end of developments running out of money but rapidly forget them as they complete.


By documenting we see it all warts and all, and as I transition through this year and to life as a full time civilian I aim to do this, and show myself and my new company and charity grow.
