Some ‘before’ and ‘after’ pics of the new Buy to Let.

The work included:
- Painting the whole flat,
- Boxing up all the awful exposed pipe works that were everywhere
- plastering the bathroom
- New boiler
- Box around the boiler for a tidier look.
- Building shelves in the alcoves
- New electric board

It’s not like I’ve done anything special or clever but it is just a neater, cleaner look; and makes renting it way easier.

All the build works came to quite a modest £4500.

The ‘Before’ video was couple of weeks ago.
This is now the ‘After.’ 🙅🏼‍♀️

It’s nothing fancy but that’s the point - all it needed was a spruce up to get it to a good level so that I could rent it out at a good market rent.

It took exactly 2 weeks

Total cost ⬇️
Builders cost: £4,500
Carpets: £470
Blinds: £794
New boiler: £1600
New electric board: £500
New toilet, bath, sink, cabinet: £678
TOTAL: £8542

And now it looks clean and fresh and the agent should be able to get the top market rent for it. So rather than £1100/month, it will hopefully achieve £1300.

My flat has just been downvalued by £50,000! 😱😨😧

I've owned this flat for 6 years. I need a new mortgage product as the current mortgage is expensive and I wanted to lock in at a good fixed rate for 5 years. Sensible thing to do.

So, my broker found a bank offering to give me a really good interest rate (particulary due to the current interest rates situation) and my monthly payments were going to be £100's less each month 🙌

I was excited & happy about the extra money I’d get back each month 💵 💵

I went to the valuation. I brought great comparables with me and gave them to the valuation guy. We chatted for ages, about the area, and how it was coming up and regenerating etc.

Job done. You'd think.🧐

I just got the message that he's valued it at £50k less than what we had discussed. Ucccchh. ☹️

So, now a few options:

1) Fight the valuation, go back and give them more comps, argue it out and hope they change their mind (can happen, but not totally likely).

2) Try another mortgage provider - have to go down the whole route again

3) Stick with the current provider and continue paying what I've been paying. 

4) Take the new mortgage but then I'd have to come up with a load of money to put back into the property (which I don't want to do) 

Arrghh. Well at least there are options. There's usually always options...I need to go and work out the plan of action. Bye 👋

Best time to buy a home - IS NOW 👊

This week is the first week of Spring - Woooo! 💐 🌸 🌺
and spring is the best time to buy a home! 

It's also a good time to put your home on the market, by the way, as on the flip side there are loads of house hunters around.

As it can be a good time for both buyers and sellers it can work either way. ↔️

As a buyer it it good to have so many options to choose from. As a seller, it can be great to have loads of motivated buyers around. 🤔

Either way it is a good time for the property market as there is a lot of movement.

Spring is usually a time people are feeling happier, positive, summer is around the corner & this in turn leads to more action 🙌

Usually sales happen quite quickly at this time of year as buyers/sellers keen to get things done before the Summer ☀️

So if you’re thinking of buying/selling now -do it. It’s a good time 💐

Interest rates have just gone up and likely to go up again this year so if you’re on a variable rate mortgage… your monthly outgoings will be going up⬆️

I’ve just spent the morning going through my variable rate mortgages with my mortgage advisor (a thrilling morning).

For all the products coming to an end or ones with no early redemption charges, he’s switching them to 5 year fixed.

Feeling massively relieved 😌

Maybe interest rates won’t go up again, or maybe they will or maybe they will but only slightly or maybe they will be given a massive hike. ❓❓❓

Point being, no one really knows - but fixing your mortgage rate is just a good way to know what you’ll be paying each month & to feel secure about the next 5 years 🙌

Since 2001 flats in Brighton have gone up by 300% 🙀

I used to live there and I always used to say I really should buy a flat here. I said it over and over and over again. but I never did. 🙄

At the time, I thought it wasn't the right time, I didn't know if it was a good investment etc etc the list goes on for the obstacles I put in the way of buying. 🤯

Looking back, I should have just gone for it!

They say that properties double every 10 years. This is a VERY rough guide and is true to some extent.

So when you are talking about buying a property and your mate down the pub sucks in his breath and says:

“don't buy its not the right time”
or “don't buy, prices are at the top of the market right now”
or “it's a sellers market”
or “the market will have to correct itself at some point”…

Take it all with a pinch of salt

While yes, while there may be truth in some of these, and of course make sure you can afford it, but just remember that ultimately when you look back in 10 years or 20. years from now...

will you regret it? The answer is more than likely a resounding no.

As the saying goes:
‘When's the best time to plant a tree? 20 years ago and when's the next best time? TODAY!’ 👊
