This site was one that taught me lessons that changed the way I work when it comes to land promotion.
We spent SO much time working on this site for around 6 months, working very closely with a major developer.
Only to be outbid at the very, very last minute 😩😩😩😩
Fast forward another 6 months after being outbid, we were approached directly by the land owners selling agents.
The highest bidder was struggling to secure their finance/exit strategy and were dragging their heels.
We were offered first refusal on the site purely based on our professionalism when it came to making our offer.
The land owner had clearly seen a level of attention to detail that was missing from all of the other bidders, and this allowed us to secure the site at land value which made it the developers most profitable site in their 40 year history!

Options can be an incredibly powerful tool to use when sourcing development opportunities.
We secured an option on this cluster of commercial properties (vacant uppers) after negotiating with 3 separate freeholders.
Ego’s and tempers can run high when negotiating with multiple freeholders.. everyone wants to come out on top and have made more than their neighbour!🙈
It’s now over to our appointed planners and architects to design a workable scheme for the developers we represent on this deal.
30-38 Units + 3,000sqft of commercial space is what we’re aiming for 🚀🚀🚀
