Friday is Mastermind day.

Twenty-odd property investors, and all round good people, around one table for four hours. No ego’s, no suits or waistcoats, and no upsells. There’s plenty other places for that!

Just people who want to move forward and are successful investors in their own right, sat with people who are actually doing the work and trying to figure out what to do next!

Emma’s bringing us her flip business: how she finds them, how she qualifies them, and one live deal she’s currently looking at. We’ll all get to poke holes and add angles.

I’ve said it before, but the room does more work than I do. That’s the whole idea.

Emma’s is going to walk us through her flip business and Suzanne .dweller.property.staging is coming in to talk about the importance of staging.

We also have a couple of hot seats with members of the group going through some land and commercial conversion deals – that’s where the real value of the group sits!

Pushing on with a sale of one of our units, finishing touches to the new room in the Guest House, and have a War Room in a couple of weekends….

Then off to Miami for some downtime!

Every member of our Mastermind group recently held their goals up against reality, out loud, in front of the rest of the room.

Nobody enjoys it. It's also the single most valuable habit I've seen in years of investing.

Goals you never review are just wishes.

A number you have to report to a room of peers gets hit far more often than one living only in your own head.

There's no motivational trick behind that, it's just how people work.

We don't do accountability because it's a nice idea.

We do it because it's the cheapest and fastest way to make sure a year of effort actually compounds in the right direction.

Whatever your goals are right now, write them down and then tell someone who'll check. That alone will change your year.

Update on our Dunfermline project 🏡

We are almost out of the existing 9 rooms and starting to shift focus towards the new room. We’re adding a room to lift the value of the property, and utilising space that had become largely redundant.

We’ll be walking through the project with the group in due course so they can learn along with us.

People come for the training, but stay for something else.

Sure the training sessions are great.

Sure the online portals will save you thousands.

Not to mention the regular accountability calls, war rooms, and social meet ups.

But those that stay are the ones invested in the community.

Because you can't put a price on sharing a space and feeling part of a community with good people.

Stack all of that up over a few years and you end up with a fundamentally different investor to the one who binges a course, feels inspired for a week and then quietly goes back to how things were.

Last week we ran our Mid Year Reset War Room with the mastermind members.

We started the morning with breathwork from .breathwork, which put everyone in the right state before the planning even began.

Then we spent the day on the mid-year reset. Where everyone is against their goals, and what actually deserves priority for the rest of the year.

When we got into priorities, almost everyone in the room said the same.

HEALTH.

Get that right and the business runs better, everything else flows from there.

Because the reality is that we don't sit around talking about property and deals all day. It's more about how property serves your life, rather than the other way round.

To its core, our community is really MORE THAN PROPERTY.

Freedom was never about doing nothing. It’s about choosing how to spend your time.

Just last week, I spent Monday afternoon at the beach with Gill, Murray and the dogs.

The kind of thing we almost take for granted now.

I spend most of my time in “the gap” between where I am and where I want to be. It’s useful there, it’s where the ambition lives. But it’s worth turning round now and then: a random Monday afternoon on the beach was the dream once.

Me 10 years ago would be delighted with me. Worth keeping that in mind, whatever gap you’re staring at today.

My daughter turned 10 two weeks ago.

I still remember holding her for the first time. There was a depth of feeling I hadn’t known existed until that moment. It was then I decided I’d find a way out of the 9-to-5 and start building something that was for us, and served us.

Not there yet. But proud of how far we’ve come, and excited for the next 10 years of progress.

Whatever you’re building, remember who you’re building it for.

Spent the weekend showing some of our More Than Property mastermind members around our guest house. 🏡

This is exactly why we do site visits. You can talk about bigger projects all day.

But standing inside one, seeing the numbers, the layout decisions, the mistakes we made and fixed... that’s when it clicks that the next step is actually within reach.

A few members walked out with a different ceiling on what they think they can do.

That’s the whole point of the group.
