Repairs for Survey Reports – ‘see it, say it, sort it’

When surveyors report on necessary repairs arising from defects, accurate indications of likely works help a customer’s buying process so your customer’s contractors can accurately price the repairs. Many customers additionally find an assessment of likely costs helpful; surveyors offering such a service can charge an additional fee. This course will help develop these competencies, including case studies to work through together.

Services in residential properties – assessing, reporting, adding value

Building services are elements that present surveyors with special issues. Some clients find a blanket ‘CR3 – further investigation’ approach unhelpful and uninformative; however given litigation, such an approach is perhaps understandable. The course helps address these issues and includes case study exercises to help develop competencies to address the issues involved.

HHSRS 2: Understanding Hazard Profiles, Likelihood and Outcomes for Surveyors

The Housing Health and Safety Rating System (HHSRS) is undergoing its first major overhaul since 2006. With the revised HHSRS 2 framework due to come into force in summer 2026, chartered surveyors need a clear understanding of what has changed — and how the updated hazard structure, baselines and operating guidance will influence inspections, evidence gathering and professional judgement.

Damp & Mould in Homes – stopping the rot

Damp and mould are significant issues – occupier and tenant complaints can be costly unless correctly diagnosed. It has been suggested around 90% of reported damp issues are due to condensation. Black mould has been confirmed as potentially deadly to occupants – "Awaab’s Law" now applies. Government initiatives to improve energy efficiency of UK homes could result in more mould. This course enables delegates to advise clients so their reports reflect present & future condition.

Hazards in residential properties – identifying, assessing and reporting

After the Grenfell Tower tragedy, anecdotal evidence suggests clients may forgive you missing cracks or damp but are unlikely to accept you failing to identify hazards that cause any harm, or in extreme circumstances, worse. Furthermore, "Awaab’s Law" is now coming into force. The course includes case study exercises and will help develop competencies to address the issues involved.

Surveys Levels 2 & 3 – upgrading your skills
3 sessions: Friday 26th June, Thursday 2nd July, Wednesday 8th July 2026

The RICS Home Survey Standard confirms all level three, and many level two surveys require a ‘broader and deeper technical knowledge’ and members ‘must decline the instruction if the subject property type is beyond their knowledge and skill level’. This three-module practical course identifies some of the likely required knowledge, understanding and competence, thereby enabling you to improve your skills in a structured manner. There is an optional later 4th assessment phase available to help you get it right in practice.

Energy Efficiency and Retrofit - preventing tomorrow's defects
Tuesday 14th July 2026

Government is increasingly aware of climate change and is introducing ‘carrots and sticks’ to achieve energy efficiency targets. This course will provide delegates with the background to these changes, discuss how targets can best be achieved, what is likely to occur in construction practice, how property professionals can adapt to changing requirements and advise their clients. Hazards such as mould arising from alterations are likely to be a cause of claims, or worse. This course will help give advice so that reports are relevant to clients.

RICS HSS 2nd edition – better, compliant reports for clients
Thursday 16th July 2026

Residential surveyors must know about the Home Survey Standard (HSS), which sets ‘mandatory requirements for RICS members and RICS-regulated firms in the UK that deliver residential property surveys and additional Services at all levels’. Using the HSS properly gives clients better reports, which is a benefit to them and the surveyor. This course shows you how to do that.

Surveyors’ Report Writing – getting the right words in the right order

The report is all the client sees. Analysis of many claims against surveyors suggests they found the issues complained about but then failed to report correctly. The course looks at the entire process of gathering evidence and then considering and reporting on defects, deficiencies, personal hazards, risks to the property, energy matters and legal issues in such a way to comply with best practice.

Above and Below – Ground Movement – minding the gap

Defects arising from structural movement below & above ground are a significant cause of stressful complaints and claims against surveyors. The EPC remains influential but imperfect, and major updates are coming that will affect surveyors. Government proposals include revised EPC metrics, possible new energy-related requirements in home surveys, and alignment with the Future Homes Standard. A new Home Energy Model will replace existing methodologies, while emerging standards such as the RICS retrofit method and BS 40104 will introduce more consistent, evidence-based approaches to assessing and advising on retrofit.
