The Property Institute certainly didn’t disappoint at yesterday’s Annual Seminar.
There were some fantastic speakers throughout the day, but it was particularly encouraging to hear from Lord Andy Roe with an update from the Building Safety Regulator. Hearing a genuine willingness to work collaboratively with us as a profession was truly refreshing.
There were also some really insightful discussions around the service charge index, especially from Julian Davies, who spoke about the importance of considering long-term planned maintenance at developer stage to help ensure service charge provisions are accurate from the very beginning. A really important conversation for the future of our sector.
Thank you again to The Property Institute for putting together such a valuable event.

After reading a recent article featuring Matthew Pennycook, we wanted to reflect on what is actually being proposed in relation to leasehold reform, and what this means in practice.
The government has been clear in its intention to move away from the leasehold system over time, with commonhold expected to become the standard model for new developments.
Alongside this, proposals include capping ground rents, banning new leasehold flats, making enfranchisement easier and improving transparency around service charges.
These are meaningful changes and, for many leaseholders, will feel like progress in areas that have needed attention for some time.
However, the practical reality is that this is a long-term transition rather than an immediate change. There are millions of existing leasehold properties, all governed by individual leases and legal structures that cannot simply be replaced overnight. The government has acknowledged the complexity involved, particularly when considering lending, valuation and the wider housing market.
For those living in and managing leasehold buildings today, the current system still applies. Service charges still need to be set and collected, compliance requirements remain, and directors still need support in making informed decisions about their buildings.
What this creates is a period where expectations are shifting, but responsibilities are not.
For us at JMJ Asset Management, the focus remains on providing clear, practical guidance and managing buildings in a way that makes sense to the people living in them. Regardless of how the system evolves, that part does not change.

NEW ARTICLE
A resident board is set up with the best intentions.
People care about their building and they want to be involved. They give up their time to try and make things better.
But over time, things can change and decisions take longer, making communication strained.
Differences of opinion start to feel more personal than practical and gradually, the board stops working as it should.
The reality is, resident directors are not expected to be experts. They are volunteers navigating something that is complex, regulated, and often emotionally charged.
When it works, it creates a well-run, well-maintained building.
When it doesn’t, it can impact everyone living there.
At JMJ Asset Management, we spend a lot of time supporting boards through these situations. Not by taking over, but by helping bring structure, clarity, and direction back into the process.
