Toronto Area Home Prices Dip Below $1 Million
It’s not every day we see Toronto area home prices dip below the $1 million mark, but that’s exactly what happened this period, with an average sale price of about $993,000—around 3% lower than last year. For many buyers, this shift brings a welcome boost to affordability. That said, options have tightened: new listings dropped roughly 14% year-over-year to 12,100, leaving buyers with fewer choices and making each decision count. With just over 5,000 sales reported and around 2% fewer than last year, the market remains active, but reduced inventory could spark more competition and keep prices resilient. Many local professionals attribute this balance to steady mortgage rates and encouraging economic updates, although concerns about trade, inflation, and borrowing costs still keep some households cautious. If supply stays limited and prices start to climb, we may see buyers move quickly—while sellers could find stronger conditions bringing more listings to market. At the V-Power Team, we’re always focused on helping clients navigate these changing dynamics with expertise and a local perspective.

City of Toronto Launches AI Pre-Check with Clariti to Speed Up Housing Approvals
Exciting news for Toronto’s real estate landscape: the city has just launched an AI-powered Building Permit Application Pre-Check with Clariti. This new system offers instant feedback on missing documents and code issues, aiming to streamline residential permit approvals. As a team deeply focused on the local market, we know how crucial efficiency is for buyers and sellers alike. Faster approvals will help move us closer to Toronto’s ambitious plan for 285,000 new homes by 2031, making the process smoother for everyone involved.

Ontario New Housing Shows Optimism
We're seeing some cautious optimism in Ontario’s new housing market. Recent government actions have led to increased home sales and a steady climb in proposed and enrolled new builds—a signal that builders are moving forward, even if the pace is measured. At The V-Power Team, we keep a close eye on enrolment activity, since it gives us early insight into where construction is headed—builders qualify homes first, then enrol units just before starting work. While there’s still some fragility in Ontario’s economy and housing landscape, with residential real estate insolvencies higher than usual, it’s important for buyers to stay informed and protected. If you’re purchasing a new freehold home, remember that enrolling within 45 days can boost your deposit protection up to $100K and give you earlier access to warranty guidance. Looking ahead, we’re hopeful for continued progress: stronger rebounds, more quality homes, and a focus on affordability and buyer protections remain top priorities.

Home affordability improves in 10 of 13 Canadian cities in July
July brought some positive news for buyers: home affordability improved in 10 of 13 major Canadian cities thanks to declining home prices. Vancouver, in particular, saw the biggest drop in required income, making it more accessible for many. Mortgage rates also edged down slightly, and there are still discounted fixed-rate mortgages available below 4%. At the V-Power Team, we always keep a close eye on these trends to guide our clients with up-to-date market knowledge and expert advice. If you’re considering a move or a new investment, understanding these shifts is essential for making informed decisions.

Toronto Starts Fall Short of Target
It’s no secret that Toronto’s housing market is always evolving, and right now, we’re seeing housing starts drop 10% year over year—a clear signal that construction activity has slowed in our city’s major urban areas. Currently, there are 37 building permits in the pipeline, representing 6,600 condo apartment units that haven’t yet begun construction. The interesting part? Many of these projects may still move ahead, since pre-sales likely took place before the recent dip in sales activity. It’s important to remember that housing-start data often lags behind what’s really happening, as large-scale Toronto developments move through planning, pre-sales, and permitting long before shovels hit the ground. As the V-Power Team, we keep a close eye on these trends, knowing that today’s numbers might understate tomorrow’s opportunities. Some of these permitted condos could soon break ground as the pipeline advances—so staying informed is essential whether you’re buying, selling, or just watching the market.

Falling home prices drive record 10th straight quarter of affordability gains
For the 10th consecutive quarter, we’re seeing housing affordability improve—driven mainly by falling home prices, which have helped balance out the impact of rising mortgage rates. Right now, average payments are at 51.1% of median income. Vancouver, however, continues to be our least affordable market. As we move ahead, any further improvement in affordability will hinge on steady income growth and keeping home prices in check. At The V-Power Team, we’re dedicated to providing clear guidance and real-time expertise in this dynamic local market for both buyers and sellers.
