If you’re only keeping your compliance evidence inside your builder’s platform, a construction lawyer wants you to hear this first.

Maddy Manousaridis is our podcast guest for Build to Win Series 4. Her warning: if your records only live in a builder’s mandated software, you can be locked out of it. Get locked out, and the only way back in is a subpoena, which only becomes an option once court proceedings have already started.

Her advice is simple. Keep your own records. Even when you’re also handing them to someone else, keep your own. Build your own compliance layer.

Bubbling membrane isn’t random. It’s moisture that had nowhere to go.

Cementitious membranes can go over damp concrete, that’s not the issue. The issue is what’s making it damp. Primer moisture, you’re fine. Water in the slab, you’re trapping it, and it’s coming back up through the membrane as osmosis.

Enclosed or undercover areas lower the risk. They don’t kill it.

Know your substrate before you load a membrane on top of it.

One thing worth deciding before this goes up: is there a visual to cut to on “bubbling” (even a still photo of a failed membrane), since that word is doing a lot of the scroll-stopping work and a visual payoff on it would make the hook land harder.

We caught up with Brendan Byrne at Construction Connect, a waterproofing educator who’s been teaching the codes and standards for as long as the industry’s had them, to ask what a good ITP actually looks like in this new environment.

His answer, a platform where the manufacturer, the third party, and the trade can all be involved, alongside the training and education that supports it. Builders, trades, and manufacturers working toward the same outcome, not in isolation from each other.
