After buying his first investment property at age 19, Ian soon accumulated a portfolio of seven properties. The problem was, with six out of seven negatively geared, he found himself with less cash each week ... instead of more. His dire financial situation forcing him to sell six out of his seven properties, a 'fire sale' costing him over $300K, he had only 1 property remaining. Ian did extensive research on successful approaches to housing in the international arena, refined, and upgraded these for the Australian market, to then apply many of these learnings to their one remaining property. Thirteen months later, he was able to quit his paying day job and continued applying this strategy to his ever-growing passive income property portfolio. Ian is known to be working on 20-30 properties a month using his proven system and authored the book, "Small Is The New Big". An unstoppable entrepreneur & educator, Ian has not only taught qualified building trades at TAFE, but he also shares his expertise in the property development and property investing fields, having educated over 125,000 people at his live masterclasses over the past decade and is now recognised as Australia’s leading micro apartment, rooming and boarding house specialist. This home is being transformed into five individual rooms, each designed for comfortable independent living with features such as private ensuites and kitchenettes. One of the studio-style rooms is being created from the existing garage, giving tenants a practical, self-contained space.

From construction to furnishing and leasing readiness, our systems are designed to move efficiently. In this project, the construction stage takes around four weeks before handover to our furnishing team, with the full property ready for leasing in around six weeks from start to finish.

Rather than relying on negative gearing, our approach is focused on creating properties with the potential to deliver positive cash flow. With expected rents of around $350 - $400 per room per week, this project is forecast to generate more than $1,700 per week in gross rental income.
