Most cost blowouts don’t happen because people are lazy — they happen because the plan isn’t specific enough to price and sequence.

If your drawings are “approved” but not “build-ready,” you’ll get:

• vague quotes
• constant trade questions
• variations you didn’t budget for
• delays because decisions are made too late

Planning isn’t paperwork. Planning is cost control.

🔨 Owner Builder Nightly Tip – Coordination Matters

One thing that catches a lot of owner builders off guard isn’t the physical work — it’s trade coordination.

Here’s a simple rule that saves time and money:

👉 Always confirm the next trade 48 hours before they’re due on site.

Not the week before.
Not the day of.
Two days out.

Why?
• Materials go missing
• Jobs run over
• Weather shifts schedules
• Trades double-book

A quick confirmation message avoids empty-site days — and empty-site days cost money.

Also — never assume one trade will clean up for the next. Set that expectation clearly from the start.

Small systems = big stress reduction.

• Plumbing rough-in scheduled first thing
• Continue roof truss installation
• Prep for insulation once rough-ins are signed off

⚠️ Notes / Challenges
• Minor delay with truss delivery – expected by 10:30am
