Do not let your EGO get in the way. Honestly, and I mean this.

Going short side on the margin MAY be okay on a deal. But if things go south, you could be in negative equity real quick. That extra 10% buffer from 20 - 30% still gives you that comfort knowing you'll still bank profit.

The reason you can run several projects at once is that most of the timeline isn't you working. It's you waiting.

A standard DA in NSW takes around 80 days to determine, and a subdivision often longer. Then there's the engineering approval, the civils and getting titles out. Your job through all of that is calls and emails to keep it moving.

So the gaps are where your second and third projects fit. Stagger them so they're never all at the busy stage at once.

One thing to keep an eye on. Lenders look at everything you've already guaranteed, so make sure each new project stands on its own before you add it.

Follow where the money actually comes from and the "you need millions" myth falls apart. A senior lender will typically fund 70 to 80% of a project's cost. That leaves 20 to 30% in equity. It doesn't have to be yours. Through an equity or preferred equity structure, investors can put that in, in exchange for a share of the profit.

So a good deal is really an offer to two groups. Lenders want to see the feaso stack and a clear exit. Investors want a defined return and to know how they get their capital back. Show both of those clearly and the capital is there.

Your first deal is the hardest. You've got no track record, so you might partner with an experienced operator and share the upside. After that it compounds. A completed project is proof, and proof makes the next raise far easier.

What you bring to the table is the deal and the proof the numbers work. The cash can come from others.

Did a deal once and sorted the structure out after I'd signed.
Cost me more than the agent's fee, twice over.
Now the accountant is one of my first calls, not my last. Entity, GST, timing. Boring stuff that quietly decides what you keep.

I'm the developer on every project. I do none of the actual work.

"Hire a good bookkeeper."

Although bookkeeper is almost the wrong word. You want an all-rounder, someone who does the books, chases the GST, talks to council and consultants, and keeps every entity straight while you're finding the next site. The quiet engine of the business.

And the flexibility in this game isn't just for the developer. It runs on calls, emails and clean books, so the people behind the scenes get the freedom too.

Second pearl, learn the GST yourself. Which entity buys the land and how the GST flows is your money moving around. Don't outsource the understanding.

What happens after your DA is approved?

Every generation finds a shiny new way to invest. Crypto, stocks, whatever's next. And through all that noise, one asset has never stopped climbing. Land.

Australian residential property just hit a record $12.8 trillion in total value. National prices have compounded at roughly 6.4% a year for 30 years, and the driver is the dirt underneath.

Land appreciates while buildings depreciate, which is why the tax office lets you write buildings down but not land.

Subdivision is how you manufacture value on top of that long climb. One block cut into 20 lots sells for far more in total than the block plus the development costs. You're not waiting on the market to move. You create the margin yourself, with the market's growth underneath as the tailwind.

That combination, a manufactured margin on an asset that's compounded for decades, is why land built most of the great fortunes. It hasn't stopped.

Every rate move, my phone runs hot with people wanting to pause everything.
The blokes actually doing deals aren't guessing where rates land. They put a number in the feaso, add a buffer, and keep going.
It's a line item, not a reason to stop.

Look at what you're paying for when you buy an apartment.

Most of the price is the building, and the tax office literally lets you claim it wearing out.

Land is the part that appreciates, and in a unit block your share of it is tiny. That's why apartments tend to grow slower than houses on decent blocks.

Then there's delivery. Around 85% of construction projects run over budget. Build something vertical and you own that risk. Do land and you're putting pipes in the ground and moving dirt. Far fewer ways for it to go wrong.

So you're choosing between owning mostly building, which depreciates, or creating land, which doesn't. Easy call for me.
