OUR LATEST BEAUTY

Our latest development in Black Rock, has finally finished and is now on the market.

I suppose I am a bit biased but, to say this is a "BEAUTY" is an understatement.

The facade has some elements of "Brutalist Architecture" but the beautiful lines and symmetry have caught the attention and approval of pretty much everyone (except for 1 elderly woman 😂).

A bit of a calculated risk on our part but I must say, that after the brickwork was finished and the scaffolding came down, this beauty really grew on me more and more with each passing day.

Every conceivable luxury has gone into this project and with a slab to completion timeline of 10 months, it has been a labor of love.

With 4 bedrooms, 4 bathrooms (2 master suites), 2 living zones, designer cabinetry throughout, home automation, security to the hilt, manicured low maintenance landscaping and a fully automated pool, this is a beautiful home to be enjoyed.

I'm proud to say that much love, care, attention to detail and no expense has been spared with this latest development.

SOLD!!

This post is a tad late...about 3 weeks late.

After passing in at auction, we sold our 2nd townhouse within 3 days after auction.

Its funny how numerous interested parties take section 32's, contracts, specifications etc.etc., inspect the property 2, 3 and sometimes 4 times before auction and then don't make a single bid at auction in the hope that they will pick up a bargain.

Well, as they say "There are no bargains to be had" especially when the product is outstanding.

What usually happens in these instances where the property is outstanding, is either a phone auction takes place after the auction or purchasers potentially having to pay more through a private treaty, than they may have at auction.

I am pleased to say that 3 weeks ago we had an excellent result and are once again proud to be able to deliver a truly first class product to another set of happy clients.

Its times like these - where the real estate market seems to be wobbling a little under the weight of high interest rates and uncertainty - which confirms to me that, our strategy of delivering uncompromising quality without shortcuts and penny pinching, produces quick sales and top end price results, whereby lesser products remain unsold for extended periods of time.

As they say "If it aint broken, dont try and fix it".

Our strategy has been working for some 20 plus years, so we will keep doing more of the same.

After numerous requests from my property development students, business acquaintances and the odd property investor/developer tracking me down and begging me to help them design and develop their properties, I eventually buckled to the pressure and decided to help some of these people by designing their development, managing the whole Town Planning process, successfully obtaining approval and preparing construction documentation for their townhouse development.

The second townhouse of the Sandringham development is now officially sold a few days before auction.

A very important bit of advise I learned many years ago...Find a mentor, a teacher, someone more successful than you in the thing you want to do, and follow their advise...walk the path they set for you as this is surely the quickest way to success in any personal endeavor (be it financial, career, health, relationship, spiritual etc.etc) as they can help you avoid making costly mistakes.

ONE DOWN & ONE TO GO - Sold in 24hrs

It has been a little while since my last post...sorry.

This is our latest development in Sandringham... # 22 in the last 20 years.

Timeline - 18 months from purchase of land to sale - 9.5 months to build....I love it when a plan comes together.

Investing starts with investing in yourself FIRST.
It starts with a decision to do things differently.
It starts with taking stock of yourself and figuring out what you don't know and what you need to do to grow.
Making a decision to gain the knowledge...creating a game plan....figuring out the obstacles in the way to your goals and then DOING the HARD WORK focusing on the process and having the guts to follow through no matter what.

It is ALL a matter of CORRECT mindset.

This is what makes the difference in our lives...how we decide to use the god give faculty each one of us has been gifted with...the difference is to summon up the courage to change, to grow and do the bloody hard work required.

ROSE of SANDRINGHAM

It’s been a while since my last post…to say I’ve been busy is an understatement.

Ok…let’s see, what have I been up to?

Currently working on lock up for our next dual occ development In Sandringham…this one is moving fast.
Started in late October 2022 and scheduled to finish in early September this year…check out the before, current and 3D render of what this beauty in the Bayside looks like.

Just demolished and about to start construction on another dual townhouse development in Hampton for my development company.

Also decided to help 2 separate clients with design and all that goes with obtaining a development approval for 2 beautiful townhouses for each development site in Black Rock.

So as you can see, I’m staying just a tad busy 🤣😂.

Has this world gone mad?

I cannot believe what is happening in Ukraine…I feel really distressed for these poor people.

What Putin is doing is totally unacceptable…he is a murderer…what is happening is criminal and he needs to be stopped.

I for one, think that not enough has been done by the major leaders of the free world….not enough and way too slow with actions taken thus far.

People need to watch this amazing and heartfelt video by President Zelensky.

I pray for everyone in Ukraine and pray that all democratic countries unite to immediately stop Putin from this cowardly criminal act.
