Wealth in Asia is increasing fast and the market is big enough for both HK & Singapore to flourish.

高息年代與低息年代

今天美國在不斷加息，樓宇按揭貸款利率由低於一厘上升至兩厘左右，每一百萬元貸款，分三十年還，每月供款只是三千七百元。價值六百萬元的樓房，也只是每月供款二萬四千元左右，如果家庭入息有六萬元左右，這供款水平還是可以接受。

而由1997年至今，香港人的人工中位數上升了百分之五十，但樓價卻上升了百分之八十左右。筆者當年還很年輕，覺得當年樓價完全脫節，而當時的中產階級都認為樓市是一個泡沫。但用上述的例子，今天借六百萬去買樓，每月供款仍然可以負擔得起，當中的分別是什麼呢？

1997時，嘉湖山莊的樓價達每呎四千元，而一層樓需要二百多萬，而市區樓如麗港城就要賣雙倍約五百萬，那時中產家庭都有每月約四萬的收入，但卻知道這是一個泡沫。因為當年的利率約十二厘，而且只能做二十年的按揭，五百萬的貸款每月要還五萬五千元，全份收入都不夠供樓，所以樓價拾級而下，直至2003年沙士的最後一擊。

過去二十多年，我們習慣了在一兩厘的環境下生活買樓。現在的按揭利率都只是兩厘左右，實在很低，如果美國這場由十多年前開始，直至今天的科技帶領的經濟繼續增長，聯儲局可能會繼續加息，形成一種趨勢，利率升至五六厘亦有可能。那麼樓價就不可能維持在這水平，因為每月供款會上升接近百分之五十，供開三萬元的變成要供四萬五千元。

這不是供求有變，亦不是什麼剛性需求，也不是大陸人是否再來香港買樓，甚至不是香港人的人工是否還在增長，亦未必跟移民人數多寡相關，同土地供應的關聯亦談不上，就只是高息環境與低息環境之分別。不單如此，隨著利率上升，存款或債券等投資亦變得更吸引，資金流向亦會有所改變，對樓價會更加不利。

香港過去三代人都認為一層樓就可以退休，兩層樓就安枕無憂，今天仍然流行這曲調。八十年代至1997是本地經濟增長及人工飆升而帶來的樓價升幅，2003年沙士至2022年是由美國利率長期偏低加上金融海嘯而帶來的便宜資金所驅動的樓市。而未來二十年究竟會是什麼新的驅動力呢？是利息再低，供應再減少，中國經濟爆升，香港經濟再轉型而帶動人工上升，大量新資金湧入，筆者真的不知道，只能留待歷史去說話吧。
