Here are a couple of entrances for two different crawlspaces at the same house. Yes I was able to get into both and reduce the radon for this client. I had to take a section of the ductwork out for the smaller one but we made it happen. if you have Radon, give us a call and we will come out and give you some options. The sump pump isn’t the only place Radon comes from. If you have a Radon system but don’t have the joint where the floor meets the wall and cracks in the floor caulked in your unfinished areas, then your system is not complete.

I know radon systems on the outside of your home don’t look the greatest, so the idea of using guttering to go up the side of your house so it blends in seems like a great idea. In some climates this would be a great option however if you live in a cold climate you might consider what could happen when you take warm moist air from under the basement floor and run it through aluminum guttering in freezing weather. I found the system frozen shut and non-operational.

Some people might think putting a radon mitigation system in the crawlspace would be dark dusty and cramped and you would be right! But with all the spiders to keep you company what’s not to like?!

When you think of Radon do you think of an upside down trashcan over your sump pump? I almost never use the sump pump and when I do I don’t use an upside down trashcan😬

I was asked to replace a radon fan that wasn’t working anymore. When I got there I told them I could replace it but i would have to bring the electric up to code. On this one they drilled a hole in the house and ran the cord into the basement and plugged it into an outlet🤦🏻‍♂️

So I've been to some homes where the radon test was not placed correctly. which begs the question, If the person trained to place the test got it wrong, how would someone buying or selling a home know where the test should be placed?

Here is the EPA's guidelines on where to place a test for a real estate transaction.

Radon Test Device Placement:
EPA recommends that the test device(s) be placed in the lowest level of the home
that could be used regularly, whether it is finished or unfinished. Conduct the test
in any space that could be used by the buyer as a bedroom, play area, family room,
den, exercise room, or workshop. Based on their client’s intended use of the space,
the qualified testing professional should identify the appropriate test location and
inform their client (buyer).
Do not test in:
A closet, stairway, hallway, crawlspace
or in an enclosed area of high humidity or high air velocity. An enclosed area
may include a kitchen, bathroom, laundry room or furnace room.
Now that you know where it should be tested here is how it should be placed.
12 inches from an exterior wall
20 inches or more above the floor
3 feet or more from openings to the outdoor
If suspended, 6 to 8 feet above the floor but no closer than 1 foot from the ceiling
4 inches from another object
Use one device for every 2,000 square feet of open area

I’m showing you this picture because as you can see both sides are below zero because I have removed the suction tube from the pipe. I did this to show you that because the system is 14 years old some of the fluid in the manometer has evaporated. (you can tell because the liquid level is below the zero) Since my fan is still working I can replace the manometer with a new one and it will give me a more accurate reading of how well the fan is working. I would also suggest replacing the manometer if you are replacing the fan.

Yikes! In this photo we can see our manometer is reading zero inches of water column. If your system indicates zero it means there is zero airflow and therefore no mitigation of Radon is occurring. When this happens the issue is most likely that your fan is no longer working. I would suggest checking your breakers before you give a radon professional a call. There should also be a switch within 3 feet of the radon fan. If the breaker isn’t tripped and the switch is on, now it’s time to contact a Radon professional. I would suggest Great Plains Radon, but I’m a little partial😜
