Today marks 10 years married to this man. ♥️ (14 years together! 😳) This is my favorite photo from our wedding. He learned how to waltz for our first dance. I still love dancing with him.

Closing day! We closed on the purchase of this home a couple of years ago, and now we’re closing on the sale. :) These clients have been a dream as buyers, property management clients, and sellers. Not sure how I got so lucky, but I really adore them!

Just got out of a very sad funeral. Ian Dawson was a truly amazing human. He was a mentor and even somewhat of a father figure to me, and my life was forever changed by meeting him. Gilberto Antonio Villela Reséndez and I met him when we were lost little 21 year old kids. I still don’t understand why he took us under his wing and spent so much time with us. He taught me so much about business and setting and achieving goals. He encouraged us often, and over the years when we would get stuck we would call him for advice. It is not hyperbole to say that he changed the course of our lives and that will impact our children and maybe their children. He was so much fun to be around, although when coaching me he would definitely call me out if I wasn’t doing what I was supposed to be doing. I always knew it was coming when he started out with, “Listen Sunshine...” 😂

I’m so thankful to have known him. I’m so sad because now I don’t know who to call when we’re stuck. I wish I had called him more frequently. I intended to call him on his birthday a couple of weeks ago, and I’m so mad at myself that I got distracted. Reach out to someone you love today who you haven’t talked to in a while. Please. ♥️ You never know how much time you have left.

A debate that real estate investors often have is whether or not (or how much) to raise the rent each year when it’s time to renew the lease. Especially these days when San Antonio market rent is going up 12-15% per year. 😬 These texts here are my argument against raising the rent if you can help it. If you are lucky enough to get great tenants (which is pretty likely if you maintain the home well), hold on to them.

These tenants knew to turn off the HVAC unit, saving a ton of money on unnecessary repairs that would have occurred if the motor wore itself out. That one action is probably worth more than a years worth of the slight rent increase. 🤷‍♀️

Having a good relationship with your tenants isn’t something you can plug into a spreadsheet, but it definitely affects your ROI. It’s also just the right thing to do. 👍

Just a post of my husband carrying both kids into lunch the other day. 😍 The kids were fighting over who got the piggyback ride so he just carried both of them. 😂

After a whirlwind weekend, we are under contract! Feels like we’ve run a marathon going through all of these showings and offers! 😅 Good problem to have for sellers though.

This market is still bananas. I listed this one in Schertz a few days ago and over the weekend 64 showings came through. I was glad the house was still standing by Sunday night! 😅 I’m about to meet with the sellers to review the 26 offers we received. 😳 Looks like the interest rate hike has not affected the San Antonio real estate market much.

Lunch date with my hubby 🤩 OMG. It’s sooooooo good. Korean/Mexican/awesomeness. 10/10

New Listing! This beautifully updated home has something for everyone! The kitchen is stunning with its updated cabinets, backsplash, island, flooring, and appliances. The layout gives you space for whatever you need...the first floor is open concept but easy to make into distinct spaces. San Antonio homeowners! It’s that time of year again! Notices of Appraised Value have gone out and you only have until May 16 to file a protest online. This year, trust me, you will want to. Be warned that you may experience heart palpitations when you open it and see how much your taxes have increased in one year! 😱 Mine went up over $2,000, which is about a 30% increase. In. One. Year. That will increase my monthly mortgage payment by about $200. At a time when inflation is through the roof San Antonians cannot afford this. 😡

You can lower the increase by a little if you protest the new valuation online. It’s super easy to do. You absolutely need this piece of paper to do it though, so hold on to it! I have a three video series on my YouTube channel that walks you through it step by step. I believe is also holding an information session on how to do it...I’ll share it to my story. :)
