I will be honest with you.

I started using my VA loan later than I should have.

I had the benefit the whole time. Sitting right there.

And for years I did not fully understand what I was actually holding in my hands.

Very few plan to live 30 years past it.

I see it all the time.

Someone builds a solid portfolio works hard their whole life and never stops to ask the most important question.

Will my money outlive me or will I outlive my money.

This chart tells the whole story.

Withdraw too aggressively and you are broke by 80.

Stay disciplined with the right strategy and that same portfolio grows past 4 million by 95.

Same starting point. Completely different outcome.

The difference is not how much you saved.

It is how you structured the withdrawal.

How you managed the risk.

How you planned for longevity before it snuck up on you.

A lot of times in interviews people ask me Johnny if you could go back what would you do differently.

I always pause on that because I am truly blessed.

I would not trade the career or the journey for anything.

But if I am being honest there is one thing I would have done sooner.

I would have started buying multifamily earlier in my career.

I had the steady income.
I had the discipline.
I had time on my side.

What I did not have was someone who sat me down and said Johnny you are sitting on an opportunity right now that most people never get. Use it.

Nobody had that conversation with me.
So I waited longer than I should have.

When I finally started building everything changed.

And now I make sure veterans and high earners have the conversation I never got early enough.

The best time to start was years ago.

The second best time is today.

Let me tell you something I learned early that changed how I look at every deal.

The best deals do not start with excitement. They start with the numbers.

I got caught up in the energy of a deal early in my investing career before I ever ran the math.

That mistake taught me more than any success ever could.

From that point on I made a rule for myself. The numbers go first. Always.

Because the numbers do not lie to you.

They do not get excited.

They do not care how good the property looks or how convincing the pitch sounds. They just tell you the truth.

That discipline came natural to me after 20 years in the Air Force.

You do not walk into a mission without running every scenario first. Real estate is no different.

If the numbers work we talk.
If they do not we walk.

You fall to the level of your preparation.

I apply that same principle to wealth building every single day.

Most people tell me they do not have time to learn about their investments, their tax strategy or their financial future. And I understand that. Life is busy.

But 100 hours a year is less than 20 minutes a day.

That is enough to go from confused to confident about your money.

Enough to understand what a 1031 Exchange actually does for you.

Enough to stop leaving wealth on the table you did not even know was yours to keep.

Small actions compound. And so does wealth.

The investors who win are not the ones who knew the most from the start.

A DST is one of the most powerful passive income tools available to real estate investors today.

But I will be straight with you because that is the only way I know how to operate.

It is not for everyone.

Before we go any further I always make sure investors understand what they are stepping into.

You will not control day to day decisions.

Your capital will be committed for a defined hold period.

And your liquidity will look different than direct ownership.

None of those are deal breakers for the right investor.

But walking in without understanding them first is one of the most expensive mistakes I see.

My job is not to sell you on a DST.

My job is to make sure if it is right for you we build it into a strategy that actually serves your life.
