No automatic "unity" in a properly structured business trust. Much easier. Less friction. Unique advantage.

Virginia court rules charging orders are the exclusive remedy against LLC interests, barring foreclosure under state law even for single-member LLCs.

Here is exactly why I'd never use a law firm as escrow agent. Defrauded out of $10M. Always use a bonded or insured escrow company to prevent loss. I wouldn't be surprised if Kerr gets sued by the beneficiaries.

Here's another example of state government taxing real estate transfers. New Jersey's Mansion Tax Statute 4666. Residential and Commercial. Similar to LA CA.

The statute is pretty comprehensive but they missed a couple of trust techniques you can use to save up to $122,500 on a property transfer in New Jersey.
