If your Airbnb is making less than you expected, ask your property manager these three questions before you assume it's just the market.

How does your actual revenue compare to what was projected when you signed? Not the ballpark pitch, the actual number.
What's your real occupancy rate right now, not the one used to sell you on management in the first place?
What's actually inside your management fee? Every line item, not just the headline percentage.

If your manager can't give you straight answers to all three, that's the real problem, not the market.

I'm not here to tell you that selling your house yourself is a mistake. I just want to know what's actually been the hardest part so far.

Every FSBO seller I talk to braces for a pitch the second an agent reaches out, so let's skip that.

Is it the showings eating your whole weekend? The paperwork — disclosures, contracts, all the stuff nobody warns you about? Or is it the negotiating, where someone lowballs you and you're not sure whether to push back or just take it?

I'm not asking to tell you what you're doing wrong. Whatever's actually hard for you is probably the exact thing that decides whether this sells on your terms or drags on for months.

Your listing just expired. Before another agent calls you with a pitch, here's the question nobody's asked you yet: what do you actually think went wrong?

Most of the time it comes down to one of three things — price too high for where the market actually is, photos that didn't do the house justice, or it just never got in front of enough of the right buyers.

I'd rather look at what actually happened on your listing than guess. List price, how it was marketed, how many real showings it got.

About 44% of expired listings go back on the market within about a month, so if you're already thinking about relisting, this is probably that window.
