As we continually expand and update the tenants at shopping centers in the Directory of Major Malls / ShoppingCenters.com dataset, we are definitely observing more non-retail tenants moving into former storefronts which aligns closely with the current national trend of service-based and experiential businesses filling vacancies left by departing chains, and independents.
As shopping center rates have risen and rental rate growth has flattened, are increasingly welcoming medical offices, spas, wellness practitioners, and other non-traditional uses into spaces once reserved for retail. These hashtag are often able to secure favorable terms such as flexible leases, partial fit-outs, or even short-term pop-up arrangements, enabling them to test locations without heavy upfront commitments. This shift reflects a broader reimagining of commercial spaces as community destinations rather than purely transactional retail hubs, creating openings for diverse business models beyond the traditional “Main Street” shops.
Note: I’m not loving the title of this article—it leans too hard into a negative view of shopping center occupancy and development. Retail has been evolving for decades, and changes in tenant mix are simply part of keeping up with what customers want and what fits the local market. These shifts are healthy and necessary. The real trouble comes when a property refuses to adapt—clinging to old ways and ignoring market changes.
