Thanks to a strategic use of $3.8 million in federal Historic Tax Credits—part of the broader $21.2 million restoration effort—the American Brewery Building now thrives as the vibrant headquarters for Humanim. This nonprofit organization is dedicated to empowering individuals by providing clinical services and workforce development opportunities.

Celebrate this with the transformation of the iconic Schmidt Brewery in Minneapolis, MN! 🍺🎨

For over a century, the Schmidt Brewery dominated the skyline as one of the city’s most notable landmarks. After its closure in 2002, the brewery sat dormant for nearly a decade until 2012, when Plymouth-based developer Dominium stepped in with a visionary plan. By 2014, the Schmidt Artist Lofts opened, converting the historic brewery into a vibrant community hub with 247 lofts and 13 townhouses designed specifically for artists.

This $130 million project was made possible by leveraging federal Historic Tax Credits, crucial for financing the adaptive reuse of the space. Dominium had skillfully preserved elements of the brewery’s past, such as old machinery, mash tubs, and original signage, blending industrial heritage with modern living spaces. The lofts, ranging from studio to three-bedroom units, feature high ceilings, exposed brick and beams, and oversized doorways to accommodate large artworks—features that celebrate the building’s industrial past while catering to the practical needs of visual artists.

It’s ! Today, we’re celebrating the historic transformation of the Standart Lofts in Toledo, OH. Originally constructed in 1905, the Standart-Simmons Hardware Company building, located at 34 South Erie Street, served as a warehouse for retail products. After minimal alterations over the years, the building was purchased by the RKP Group and underwent an incredible redevelopment in 2011.

This adaptive reuse project turned the former hardware building into 75 loft-style apartments, all while retaining its historic charm. Thanks to the support of $2.5 million in historic tax credits, the Standart Lofts now feature a blend of historic and modern elements, such as exposed brick walls, 14-foot ceilings, and large windows. Each residence is equipped with in-unit washer/dryers, granite countertops, and stainless steel appliances. Community amenities include a rooftop lounge with 360-degree city views, on-site parking, and maintenance services.

The total development cost for this remarkable project was approximately $18.2 million. Since its completion, the Standart Lofts have received several accolades, including the 2012 Ohio Historic Preservation Merit Award and the 2017 Cupola Award from the Toledo Warehouse District Association.

It’s ! Today we are celebrating the historic  office-to-residential conversion of the Germania Building in Milwaukee, WI. Constructed in 1896, the 8-story, 117,752-square-foot Germania Building originally served as the headquarters for George Brumder’s expanding newspaper business, meeting the needs of the city’s large German-speaking population with publications in both English and German.

In 2016, Cardinal Capital Management Inc. and their development partners began transforming the Germania into 90 mixed-income housing units, incorporating street-level retail spaces to serve downtown workers. This significant rehabilitation was supported by over $5.8 million in combined federal and state historic tax credits, which were crucial in bridging the financing gap for the $22 million project.

According to the National Park Service, the redevelopment not only revitalized a historic building but also spurred economic development by employing and training unemployed and underemployed residents in construction, equipping them with skills for new careers.

We were so busy making deals happen that we missed the beloved , so were making today ! Today’s TT is showcasing the remarkable transformation of the Contemporary Arts Center (CAC) in Downtown New Orleans, LA! 🎨🌆

This historic building, dating back about 100 years, was once the operational hub for the Besthoff family’s diverse business ventures, including a warehouse, ice cream factory, and the storied K&B drugstore chain. The CAC began leasing the first two floors in 1976, and in a significant gesture of support, the Besthoff family donated the entire building to the CAC in 1999.

Fast forward to today, the top two floors of this architecturally significant building were redeveloped by The Domain Companies into “The Shop”, a contemporary co-working space designed by Eskew+Dumez+Ripple (EDR). This innovative project, spanning roughly 40,000 sqft, now offers a tech-office vibe with private offices and communal areas, accommodating 350 to 400 professionals. This transformation was made possible using state and federal historic tax credits, a vital piece of the roughly $12 million budget.

As the first museum in the U.S. to incorporate a co-working space within its premises, the Shop represents a pioneering blend of culture and modern workspace design. For the CAC, this redevelopment is not just a revival of space but also a strategic move to generate a steady revenue stream, ensuring the nonprofit’s sustainability.

Beginning new week (7/1), this historic building will also serve as the new home base for Reimagine Development Partners, marking an exciting new chapter for our company.

While we have loved sharing space with the Credit Human team, they need the balance of their Freret building for their own purposes.

Located in the vibrant heart of Fort Collins, Colorado, the Armstrong Hotel showcases the effective use of Historic Tax Credits (HTCs). Founded in 1923 by Charles and Carolyn Mantz, the hotel originally catered to early automobile enthusiasts as the first headquarters of the American Automobile Association chapter and also served as a U.S. Army barracks during World War II.

By 2002, the hotel had fallen into disrepair. However, local entrepreneurs Steve and Missy Levinger saw its potential and initiated a comprehensive restoration. They purchased the property in November 2002 and focused on preserving and restoring its historical integrity. Their restoration efforts, completed in 2005, involved Qualified Rehabilitation Expenditures of $2,846,000, supported by over $200,000 in HTCs.

Barton Academy in Mobile, AL, stands as a beacon of educational heritage. Built in 1836, it was the first public school in Alabama. Vacant since 2007, this architectural treasure was restored in 2021 to its former glory with the help of the Barton Academy Foundation and Mobile County Public Schools. 🏫✨

The restoration of Barton Academy was made feasible by leveraging both Federal and State Historic Tax Credits (HTCs) along with NMTCs, which provided critical funding necessary to bridge the project’s financial gaps. These HTCs were instrumental in preserving the building’s historic character while adapting it for modern educational use. The project, costing over $14 million, transformed the 60,000 sq. ft. facility into a vibrant educational center that now serves up to 300 middle school students annually, offering a robust curriculum focused on STEM, English, social studies, foreign languages, world geography, and global economics.

Nestled in Lincoln Square, just north of downtown Worcester, Massachusetts, the historic Worcester County Courthouse was transformed into the Courthouse Lofts, producing over $17 million in state and federal historic tax credits. This iconic Greek Revival building, vacant since 2007, reopened in 2021 as a unique apartment complex blending architectural styles from the original 1800s courthouse and the mid-century modern annex. 🏛️🏘️

With 118 unique units, each apartment offers a distinct glimpse into the building’s rich heritage, preserved under the strict guidance of the National Park Service and the Massachusetts Historical Commission. Additionally, a museum dedicated to cyclist Marshall ‘Major’ Taylor enhances the community space, located in the 1878 addition off the historic Main Street.

In the heart of Central New Orleans, the South Broad Community Health Clinic stands as a prime example of how Historic Tax Credits (HTCs) can transform neglected properties into vital community assets. Originally the city’s first chain pharmacy and later a brothel, this site was rejuvenated by Reimagine Development Partners’ founding principal, Will Bradshaw, along with his partners and staff at Green Coast Enterprises. 🏥🌿

Facing challenges in monetizing the HTCs for this small(er) project, Bradshaw and his partners bundled several properties together to effectively sell the credits to an investor. This strategy, while successful, highlighted the need for easier access to investors for the small(er) projects that make big impacts. At Reimagine Development Partners, we’re committed to refining the process, aiming to enable direct monetization of HTCs for small(er) deals, thus increasing their viability and impact without the necessity of bundling.
