A wholesaler came to me closing about 1 in 10.
Good leads. Real motivation. Doing everything the gurus told him to do. And still losing deals he should've won, over and over, with no idea why.
He was sure it was his list. That he needed better leads, a bigger budget, another channel.
So I asked him to send me his call recordings. Not the wins. The ones that got away.
I listened to about six of them.
Every deal died in the same spot. Not the price. Not the market. The conversation, those first five minutes where the seller decides whether they trust you, and most people talk right past it.
Here's the part most investors never think about...
You don't lose deals because your offer was too low. You lose them because the seller never felt understood enough to say yes.
That's not a lead problem. That's a conversation problem.
A few things I had him change that you can steal today:
Stop pitching on the first call. Your only job that first conversation is to find out what's really going on, why they're selling, what happens if they don't, what the money's actually for. The offer lands ten times harder when it comes later.
When they hit you with an objection, don't answer it. Ask about it. "Your price is too low" isn't a wall, it's a door, "help me understand what you were hoping to walk away with" gets you further than any rebuttal.
And talk less. The one asking the questions is the one running the call.
He didn't touch his leads. Didn't spend another dollar on marketing. He just took his own recordings apart with me, week after week, and rebuilt how he ran the conversation.
10% to a consistent 50%.
