Stop Waiting for Lower Rates. Do This Instead.

Get comfortable first. Know the monthly payment you can actually make, do your due diligence, and be sure this will not stretch you, whether you are buying on your own or as a couple. Expect rates to stay where they are for a while, and waiting on the fence for them to drop has kept a lot of people waiting for a long time. Getting into something you have budgeted for beats doing nothing.

Headline Inflation vs. Core: Weather vs. Climate

Core CPI is the same basket with food and energy pulled out, because those two swing on things none of us control. The easiest way to think about it: the headline number is the daily weather, and core is the climate. You do not move to a different state because it rained on Tuesday. That is also why a hot headline paired with a cool core often moves the markets far less than people expect.

Plan on 60 Days for a Mortgage Assumption

Assumptions go through the servicer, not through me, and they take time. I have seen them close in 30 to 45 days but that is not common. Somewhere around 60 is a more realistic expectation, and 90 does happen. Sellers, call your mortgage company and ask their turn times before you accept an offer from a buyer who wants to assume - if you need your proceeds sooner than that, it may not be the right path for you. Timelines are set by the servicer and vary.

Portable Mortgages Are Not a Thing Yet

Assuming a loan and porting a loan are two different things, and people mix them up constantly. Assuming means taking over the seller's existing mortgage. A portable mortgage would mean carrying your own rate with you to your next house. There is a bill on the table for it, but as of September 2, 2026 it is not available in the United States. So if someone tells you that you can take your rate with you today, that is not a thing yet.

Closing Costs Come On Top of the Gap

Taking over someone's loan does not mean you skip closing costs. You will still have escrow, title or attorney fees depending on your state, the same as any other purchase. And that money comes on top of the gap between the sales price and what the seller still owes on the loan. Budget for both, not one or the other. Costs vary by state, county and transaction.

Conventional Loans Can Be Assumable. Most Just Aren't.

Most people think only FHA and VA loans can be taken over. Conventional loans can be too - but the majority of notes do not allow it on a fixed rate, so it usually has to be an adjustable. If you are a seller and you think you might have that option, pull out your loan documents and actually read your note. Every lender writes them differently, and your answer is in your own paperwork.

Letting Someone Assume Your VA Loan Costs You

This is the part sellers need to hear. If you have a VA loan and you let a buyer assume it, your entitlement stays tied up in that loan until it is paid off - and a buyer who just took over a lower rate has no reason to hurry. That can limit what you are able to do on your next home. And if you are not a veteran and someone is willing to let you assume theirs, understand what they are giving up for you. Entitlement is calculated individually, so check yours before you decide.

You Can Have More Than One VA Loan

Veterans get told all the time that they can only have one VA loan at a time. That is not true. If you have entitlement available, you can use your benefit on another property. How much you have left depends on the loan you already have and the county you are buying in, so it is worth checking before you accept that the answer is no.
