Guest Speaker Recap | Property Management in Today’s Market

This week, Triton Real Estate Organization had the pleasure of hosting Teresa DeHoff, Regional Real Estate Manager at Sunrise Management, for an in-depth conversation on property management and the realities of today’s housing market.

Teresa shared insights from her 18+ years in the industry, covering what property management really looks like behind the scenes—from budgeting, vacancy management, compliance, and capital projects to incident reporting, fair housing, and owner relations. She emphasized how critical training, documentation, and accountability are in protecting both residents and assets.

A major focus of the discussion was the current San Diego market, including:
• Rising vacancy driven by new construction and oversupply, particularly in urban submarkets
•The shift toward concession-heavy leasing (free rent, waived fees) rather than rent increases
•How rent caps and local regulations shape pricing decisions
•Why adaptability is now a core skill for property managers

Teresa also highlighted the value of professional development through IREM and the CPM (Certified Property Manager) designation, especially for students considering careers in commercial or multifamily property management.
