It’s almost October and you know what that means? Farmer’s Markets are about to be back.

Every fall we get the same question from people moving to Fort Myers. Once the weather becomes so beautiful, what is actually worth doing out here?

Start with Coconut Point. Go early, get the Elvis Parsley juice from Juice Society, and give yourself a full hour because you are going to want it. This farmer’s market has a TON of vendors.

Then head to Sanibel Island - our personal favorite Farmer’s Market of all time. Better yet, you can hit some of the most beautiful and serene beaches before or after (just bring a cooler because you’ll buy more than you think).

The other three are worth your weekends too, especially if you are new to Fort Myers and still figuring out which direction to head on a weekend.

1️⃣ Wet Slip
You can purchase or rent a wet slip in one of the endless marinas in our area. This makes a lot of sense for larger boats that some canals just can’t accommodate easily.

2️⃣ Dry Storage
Perfect if you want someone else to take care of it all. Make a phone call or use an app to let the facility know you’re coming. The dry storage facility will get your boat in the water, prep it, and make sure it’s ready to go for you. Best of all, they’ll clean it all up and put it back into storage when you’re done with a day out on the water.

3️⃣ Boat & RV Storage Communities
Think neighborhoods like Horse Creek, where many residents have full size boat & RV outbuildings right next to their homes.

4️⃣ Community Marinas
We have plenty of communities in Ft. Myers and Southwest Florida where the homes may not have private docks in the backyard, but the neighborhood has beautiful marinas for residents.

There’s a difference between buying a second home in Florida and becoming a Florida resident, and this year that difference actually has a deadline attached to it.

Right now you can close on a home here, keep your job up north, and visit whenever your schedule allows. None of that requires homestead status, since homestead only kicks in once a property becomes your permanent residence.

What’s new is a property tax amendment the legislature passed in June, heading to voters on November 3rd. If it passes, the standard homestead exemption rises from $50,000 to $150,000 in 2027 and $250,000 in 2028.

Buried inside it is a residency cutoff. Anyone who becomes a permanent Florida resident after December 31st of this year would only get the current $50,000 dollar exemption for their first five years, instead of the larger one.

This doesn’t change anything about buying a second home now and moving later. It just means if full time living here is already somewhere on your timeline, the next four months are worth knowing about before you plan around them.
