Some of my best land deals ever? I bought them from other land investors. 🤝

Here's the play nobody talks about.

A couple of guys in Colorado would sell land on terms. When buyers stopped paying, they'd take the land back — then sell it to me for what they originally paid. Years later.

🏔️ I'm buying mountain parcels for $2,300. Selling them for $19,000. Financing them out at 12%.

They'd send me the address, the photos, the whole package. I'd plug in the marketing and go.

I bought everything they ever offered me. No questions asked. Only looked at half of it.

That was 2016. Still making money on those deals today.

The deal flow is out there. Sometimes it's not from sellers — it's from other investors who just need a reliable buyer.

The IRS actually gave land investors a loophole — and most people are leaving money on the table because they don't know about it. 💰

If you're selling raw, unimproved, vacant land on installments — you only pay taxes on what you actually collected that year.

Not the full sale price. Not the whole note. Just what hit your account.

That's the installment sale method. And it's completely legal.

My bookkeeper goes through every single note, every single parcel we're collecting on — and we only report what we received.

The fastest path to results is the one most people skip entirely.

Find someone who already has what you want. Do exactly what they did. Refuse to stop until you get the same outcome.

That's it. That's the whole strategy.

Most people can't do it — not because it's hard, but because it feels too simple. So they tweak it. They question it. They add their own spin before they've even tested the original.

Blind faith in a proven process is not naive. It's the most efficient thing you can do.
