With the Philippine REIT market still facing pressure from high interest rates, office vacancies, and uncertainty in the property sector, Iβve been researching which REITs may still have strong long-term potential for dividend investing. π
After my research, the three REITs that stood out most to me right now are:

AREIT β strong sponsor, premium assets, and consistent dividend performance
β
RCR β diversified portfolio with stable income potential
β
MREIT β attractive dividend yield with possible long-term growth opportunities
One thing I realized from researching the market today: high dividend yield alone is not enough. In todayβs environment, quality assets, reliable sponsors, occupancy stability, and long-term sustainability matter even more.
Personally, if I were to buy only ONE REIT stock today for long-term investing, I would choose AREIT because of its stability, Ayala backing, and overall consistency compared to many others in the market today.

The rally is driven by local investors
Retail investors, local funds, and institutions are the ones buying β not foreign money.
π΅π Local confidence is quietly improving
Locals may be accumulating on value, dividends, and long-term fundamentals while prices are still reasonable.
π Foreigners are still cautious
Global uncertainties, interest rates, and FX concerns may be keeping foreign funds on the sidelines for now.
β οΈ Positive, but not yet a βstrongβ rally
Without heavy foreign inflows, market moves can be slower and more volatile β but this is often where early positioning happens.
π My takeaway:
This kind of market favors strong, fundamentally sound, dividend-paying stocks that locals are comfortable holding long term.

π Market Sentiment for Today
After the holiday, today is actually the first day I had the chance to really check my stocks again β and the market is still showing some weakness.
π My sentiment:
This kind of setup reminds me not to rush. Volatility is still there, and emotions can easily affect decisions.
π What kind of stocks Iβm focusing on right now:
βοΈ Companies with strong fundamentals
βοΈ Consistent dividend payers
βοΈ Businesses that can weather different market cycles
βοΈ Stocks Iβm comfortable holding for the long term, even if prices move sideways or dip short term
For now, this feels more like a review and watchlist day, not an aggressive buying day. If prices soften further, Iβd rather slowly accumulate quality dividend stocks than chase quick gains.

Market Breaks Below 6,000 as Peso Weakens and
Growth Concerns Rise
After spending most of October consolidating between the 6,000 to 6,130
range, the PSEi broke down last week, falling 1.7% to close at 5,988.02.
Market breadth was negative, with 177 losers outnumbering 87 gainers,
while foreign investors remained net sellers, unloading Php634.6 Mil worth
of stocks.
