Landforms office by Billboards® transcends the routine shaped by material, movement, and the very ritual of work.
Furniture and lighting remain deliberately restrained. Low-profile seating, custom tables, and integrated storage ensure that the focus remains on space, material, and dialogue. Concealed light sources and sculptural pendants creating a calm, contemplative atmosphere suited for both professional exchange and public engagement.
Ultimately, Landforms blurs the boundary between workplace, gallery, and spatial prototype. It is an office that does not merely sell land, but embodies a way of thinking about it, measured, tactile, and enduring..
Conceived as a spatial manifesto for a real estate company, the office integrates workspaces, master planning displays, and model homes into a cohesive architectural narrative.

Reimagining the office space through the lens of Indian Modernism.
Landforms office by Billboards® transcends the routine shaped by material, movement, and the very ritual of work.
Materiality plays a central role in grounding the project. Exposed concrete ceilings establish a sense of weight and are counterbalanced by wood surfaces that wrap walls, partitions, and built-in elements. Ribbed and fluted glass surfaces recur throughout the office, functioning as thresholds that diffuse light while maintaining visual continuity.
Conceived as a spatial manifesto for a real estate company, the office integrates workspaces, master planning displays, and model homes into a cohesive architectural narrative.

A choreography of volumes.
The highlight of the space is the off-elliptical counter, which is the centre element that expands outward and anchors the space while creating a stage setting. The expanding form draws the eye to the skylight and then to the arched wall behind the counter. A slowbar/pourover station is positioned at the base end of the counter with dedicated seating to draw members around it.

In Eventide, to highlight the volume of the space, we knew that tactility would come into main focus to ground the viewpoints.
The walls are finished in a mineral-based plaster with a stone-based, uneven grain, allowing light to emphasise the tonal depth throughout the day owing to the change in light. The idea was that the gradation of the earthy, coastal palette references the sand and weathered terrain of the beach. This custom mix, developed by our firm after four months of trial and error, was translated to site in the most impeccable way by our artisan team.
The merchandise table is conceived as a series of stacked, cuboidal volumes finished in the same textured material, mainly made to blur the distinction between furniture and architecture.
To retain these as the main focus, the other areas were dialled down, with the final finishes kept as classic beige stucco for the café walls and off-white leather Portuguese marble for the flooring.

Breakdown of the most talked about element : The Skylights.
There are three types of skylights within the exposed concrete roof, all calibrated to the east–west tracking of the sun path for this purpose.
While the community table skylights are planned as repetitive cut-outs within the exposed concrete roof, a larger skylight angled at 45 degrees sits above the main counter, bringing diffused top light to the brewing area, highlighting textures and reducing the need for artificial lighting.
The last, smaller segment of the ceiling cutout is accompanied by a masonry curve niche in the wall, throwing in soft light above the exit door, together forming a quiet progression of light across the space.
