⚠️ AWAAB'S LAW: What Every Landlord Must Know
Named after 2-year-old Awaab Ishak, this law sets strict deadlines for landlords:
⏰ 24 hours - Acknowledge tenant's repair report
⏰ 14 days - Investigate hazards (especially damp/mould)
⏰ 7 days - Begin repairs for serious hazards
⏰ Ongoing - Document EVERYTHING
Miss these deadlines? Fines start at £7,000 and can reach £30,000.
The key is having a SYSTEM in place before issues arise.
💡 TIP: Set up a dedicated email/number for tenant reports so nothing falls through the cracks.
