π’ The Hidden ESG Risk: A Case Study in Operational Governance
Attention RICS APC candidates! π When discussing ESG, it is easy to focus on long-term retrofit programmes or net-zero pathways. However, as Betsy Wong of BCW Consultancy highlights in this interesting article for the Estates Gazette, the most immediate risk is often how a building is actually being operated.
π The Case Study: Cambridge Multi-Let Office
During a service charge review for a 45,615 sq ft building, a Β£250,000 annual electricity bill stood out as unusually high.
The findings - analysis revealed a consistent demand profile throughout the day, night, and weekends.
The cause - core plant was operating 24/7 due to a BMS controller failure that had occurred 4 years prior.
The impact - this resulted in 4 years of avoidable carbon emissions and service charges approaching Β£15 per sq ft.
The key lesson - if the energy use doesn't look right, it usually isn't. Independent analysis protects occupiers from unnecessary costs and supports a landlord's ESG obligations.
