An owner contacted us recently and wanted some help with a property. It was on the Wirral and beyond our remit but when taking a look at the listing I was shocked! 3.83 on abb! That takes some doing to get that low. We’ve managed some pretty ropey places in that past and never gone that low. When selecting management companies be sure to do your due diligence and check reviews of properties they manage. Check out the way they reply to the reviews, are they defensive, call guests liars. This will all help to build a picture!

So as you may know our bestie Taylor Swift was in town (Liverpool) this week. Her 3 night appearance was not only great for our industry but also for our city. The final numbers are in and are as follows:

96 check ins
480 guests
410 beds changed
2722 approximate pieces of laundry
66 bags of laundry
1 broken bed
0 nervous breakdowns (well maybe 0.5)
2 arguments
3 call outs (latest 3pm so no out of hours)

Revenue was up 243%
ADR up 133%
RevPAR up 238%

All in all an absolutely fantastic team effort from everyone. Planning and ex*****on is key when dealing with numerous road closures from midday especially when 20% of our stock is within the road closure area and 90% of our roads gridlocked from 2pm.

I think the word luxury is far too over used in our industry and we should save it for special occasions like this. Another amazing refurb the very talented Anthony J Hegarty and his team. Who says rent2sa is dead in the water?

We rented this property from a landlord back in July. We’ve been full with contractors since so didn’t have time to do anything to it. It’s now taken a little over 2 weeks to transform it from a caterpillar to an amazing butterfly.

It cash flows at around £1500 profit (once all bills, management fees, maintenance, cleaning and a reserve pot of 10% for a rainy day). It’s so important to stack these numbers because if we were paying inflated rents, didn’t have control of the heating, the property had maintenance issues then that number could be a lot different and this is where stacking the deal early on comes into play. Never ever guess at this stuff.

It’s time for this property to fly high and do amazing things. With the first “short term” guests arriving today this was a really quick turnaround.
