I completely understand your frustration. That is exactly the kind of behavior that makes people lose trust in agents. If an agent is adding more than a million to the seller’s asking price and telling the buyer a different price, while also expecting another 10% on top, that is simply unacceptable.

I also understand why you would prefer a private sale and want to speak directly with serious buyers. Nobody should have to deal with fake agents, hidden prices, inflated prices, and unnecessary stress just to sell a property.

But I think we also have to ask ourselves: "how do we actually change this problem?" Is it mainly us, the customers, who need to stop accepting this behavior and demand transparency, or do we need a proper system with rules and controls that prevents agents from doing this in the first place?

What do you think would make the biggest difference?

Bro, smart move. They manipulate the minds of most people in the diaspora. They make them think that owning land is the only solution. But honestly, that can be a bad solution because once you buy land, your money is stuck, and it can be very difficult to resell it quickly. **Cash is king.** You need **cash flow**. Build a system that generates consistent cash flow, and then you’re good. Your money should work for you, not just sit in a piece of land.

For a country with poor infrastructure, unreliable electricity and water and we all know NAWEC : cost D20 million? 🤣
For that kind of money, I would rather buy two one-bedroom apartments in Europe and generate monthly cash flow from them.
