Sometimes stopping building leaks is all about doing the really obvious stuff. This guttering has been leaking for the last 30 years as it was installed with the downpipe at one end and the low point at the other. Finally, it rusted through and water has been pouring down the brickwork and soaking the bricks and internal plaster every time it rained.

Replacing the rusted roof and reflashing the chimney will make it all watertight. And then we can repair the water damaged plaster inside.

And doing this work on old buildings means we need to install new harness anchor points to keep everyone safe.😊

These are the days that let us know if our leak repairs are working. Melbourne has been so dry for months - and the weather radar shows heavy rain during the morning. There are about ten properties we are monitoring to see if leaks are completely stopped. And no doubt another stack of texts, emails and phone calls about new leaks today!

We spent some time In a beautiful inner Melbourne garden last week. We had a project stopping water leaking into a basement carpark in an apartment building. After digging out and installing a Sika product ā€œSikalastic 1Kā€ to the exterior walls and capping slab we have stopped water leaking inside. Still needs to be fully tested out but the results look good so far.

Melbourne Cup day this year was wet!! Several hours of very heavy rain flooded the race track and the city. It also caused a lot of buildings to leak badly. We have been busily working with builders and property owners since then trying to sort out the reasons for the leaks and stopping them from happening again.

We are keen to train more builders and trades on effective methods to sort out leaks in their buildings. In the meantime we will keep on working on the list of buildings around the city.

Tip For the day!
A very simple but very useful tip!
Last weekend Melbourne experienced a dramatic rain storm that took many property owners by surprise. On Monday we had a heap of inquiries and requests to repair building leaks. The cause of this problem was the rain storm came from the northeast which is unusual for Melbourne. This building which normally does not leak had litres of water flowing into the upstairs bathroom as rain was driven into the open holes in the north east face of the building.
If your property experiences unusual leaks then the first thing to consider is the direction of the wind and rain that caused it. Then you can start to identify the part of the building that is leaking and get it fixed. In this case the rain water was leaking into the lead flashings in the brickwork and running inside througth the plaster ceiling - All now fixed!
