Hi, 👋🏾 I’m Shawn and I really struggled to save more, and increase my cash flow to buy a real estate investment portfolio.

With regards to purchasing a home🏠 the traditional way 95% of new first time home buyers commit this error..

It's a mix-up on the grounds that it brings down 📉the possibility having the option to get endorsed without being in the right position.

Buying a home the traditional way is not what you think…

The most powerful way I have found to buy a home being self-employed without needing great credit or 2 years' tax returns is to buy a home using non-traditional methods with creative financing.

True story.

3 years ago, I was stuck in that exact situation...

I had just gotten married and we wanted to buy our first spot together but neither one of us had a good enough score to get approved at the time.

Also to save enough money for a down payment, once our rental lease was up we ended up moving in with my mother-in-law.

What was once a temporary 3-6 month plan, turned into a year.

As much as I love my mother in law,

We knew we had to figure out a way to fix our scores and get our own place ASAP…

After months of vigorous research and due diligence, we finally learned how to not only improve our scores,

But we were also able to remove all of the negative junk affecting it as well.

..and FINALLY purchased our first place 🏠💯

I really struggled to get approved to buy a home with my wife…

Or at least going the traditional way felt very cumbersome.

So the next home we buy we'll be able to do it without having to:

First a quick story.

Last week I was sitting down on our living room couch.
It was a tad past 8:00 pm.

My wife was watching the Netflix show Fresh Prince of Bellaire.

As I stared towards the fireplace suddenly I felt an overwhelming feeling of gratitude.

It was an amazing feeling.

I realized that just 6 years ago I was feeling depressed with a lot of anxiety from not being in a position to buy a home for my family.

I couldn't figure out how to enhance my purchasing power or score to qualify to get approved to buy a home.

Then I did something I’d never done before.

I started analyzing MY OWN TRANSFORMATION.

The work I had done.

The growth.

The self-development.

And when I looked back on it all… I began to realize why it all worked!

I figured out that there are 3P’s steps to buy a home without needing to have great credit or go the traditional way.

Let’s break down each of these 3 P’s together so you can see how
this works:

�� Step 1). POSITION

The first P stands for the position.

So I needed to know what position I currently was in and what
position I need to be in.

So that way you have the best chance to be able to buy the property or investment property that you desire.

One of the biggest things, when it comes to real estate is understanding, where do you actually line up to have the power to purchase.

It's all based on your current financial situation.

It just depends on what you're looking to do and what the scenario is.

So the first thing you have to look at is what your current position is.

So what we're looking at is, are you currently working?

Do you have any kind of credit that needs to be enhanced or fixed?

Do you have any debt that you may currently be in?

If so, how much Debt?

And then what we wanna look at is like, what does it take to actually get in the position that you need to be in?

�� Step 2). POWER

The second P is power.

So I had to figure out how much power I actually had.

Again this is was also based on the position I was in. So my power is lined by my finances that fit into a few categories, which is:

Income,
Expenses,
Credit,
Debt-to-income ratios,
Cashflow
Savings
Taxes.

So those were the things that hinder me from being able to get qualified, to buy a home.

�� Step 3). Purchase

The third P is a purchase. So once I knew what position I was in and how much power I had, I need to determine how I was going to go about purchasing a property.

And I only knew of the typical ways, which is through the traditional route, which is getting preapproved from the bank, then hiring a realtor to have them help you look for a property, etc.

Then I learn of the non-traditional route where I could have more purchasing power simply because I’m dealing directly with the seller.

It's easier to negotiate.

It's easier to get approved dealing with the seller.

It's easier to buy on your terms.

Like we always like to say it's guaranteed approval because it is simply about meeting and agreeing with the seller on certain terms as long as those terms are agreed upon approval is granted.

As it turns out you don’t need

Good Credit
Real Estate Agents
Low Debt to Income Ratio
2 Years of Proof of Income
Large Down Payments
