Everything in my (neglected) garden is dead or dying except the lavender, morning glories, and plumbago. Is it something about the periwinkles?
Every Sunday, the pups and I make a ritual of feeding our composting worms. We carry two containers of scraps from the week, plus egg cartons and sometimes some Amazon packaging, add it all to one side of the farm where the worms are actively feeding ā and give it a stir ā while the other side preps for āblack goldā harvest. Once thatās done in the spring, weāll fertilize our garden and start feeding that side again. And the cycle continuesā¦

These worms have been going for nearly two years now. I cover them in winter, but otherwise theyāre pretty hassle-free and exceptional for the environment!

Hi Carlos ā Iām not active in the NY market, and all real estate is local, but there are a few universal truths at play here.
First, what goes up must come down and real estate is cyclical. Decisions made precipitously by buyers the last 2 years will naturally create a buyers market ā where circumstances are favorable to buyers and supply outpaces demand. Interest rates will still be higher than the last several years, but anything in the single digits is still doable. Remember, you can always refinance after a few years should rates drop significantly.
Second, save cash for a down payment and closing costs, get and maintain a high credit score, and develop relationships with a mortgage lender and local realtor who can pre-approve you and help you act quickly when the time is right.
Third, once you know your budget, figure out what kind of place you want and where, then get to know the market by attending open houses and having your realtor show you places youāre interested in and advise you about your selections. Finally, donāt be in a hurry, but act quickly when you find the perfect place at the perfect price in the perfect location.

It was a stellar weekend ā reuniting with my Mother Duck sisters, cheering on our sailors in the annual William J Adams IV Regatta, celebrating the 60th Anniversary of Camp Seafarer, and generally feeling happy (yes, even in masks) in my favorite bubble. This is why I founded the Mother Duck Endowment & donate a significant portion of my real estate income to it ā so future generations of young girls can experience this magic. āµļøāļøāļø
Iām off to Camp Seafarer tomorrow to celebrate its 60th anniversary. It wonāt be the week I typically spend each year volunteering as a Mother Duck to a gaggle of new campers. Covid saw to that. But it will be a chance to, at long last, hug the dearest of friends and breathe the rarified air of the place I love more than any other on Earth.
My Big Why is to give the daughters of community service providers ā first responders, front-line & healthcare workers, teachers, community service providers ā the magical camp experience that shaped (and shapes) me. I founded the Mother Duck Endowment to ensure these girls will be able to go to camp long after Iām gone.
