Today, we celebrate Juneteenth, commemorating the end of slavery in the United States and we honor the culture and achievements of Black Americans. It is a day of remembrance and a time for reflection on the struggles faced by Black communities, then and now.

It is an opportunity to celebrate the countless contributions of Black Americans in our communities and to recognize the importance of creating true equity for those who have been marginalized over the course of hundreds of years.

Our organizations strive to ensure positive changes are made to the imprint of real estate and homeownership in our area through education, accessibility, affordability and programs to create equity.

Summerville Public Works Art Center to build a 'pocket park' in historic downtown

Advocacy in Action! ✨ CTAR provided a Placemaking Grant of $4,500 to this community project in Summerville, which will create a pocket park for public use at the Summerville Public Works Art Center.

Josh Dix, the government affairs director with the association, said since they have a lot of members from the area, the town is a bedrock for the association. “It’s going to be something that’s really great for Summerville, that’s going to last a long time,” he said.

The art center’s new park will be built in front of the West Richardson Avenue space where a crowd of bushes now sit. When completed, organizers are envisioning having artists set up booths and hosting lunches for children in their summer camp programs.

The Placemaking Grant program is designed to support our communities and make them better places to live by transforming unused or underutilized sites and into welcoming destinations accessible to everyone in the community.

Summerville Public Works Art Center to build a 'pocket park' in historic downtown After a year of pushing through a pandemic, the Summerville Public Works Art Center is looking to expand its presence in the downtown area.

Inventory Remains Low but New Listings Are on the Rise

2,148 homes sold in April in the Charleston region at a median price of $343,796 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR).

Year-to-date, sales have increased 32% with 7,437 homes sold thus far in 2021 compared to 5,631 at this point last year. Median price is $333,765, a 15% increase from this point in 2020, when the median price was $289,900. The average time a property stays on market is 34 days.

Inventory data shows 80% fewer homes for sale over the last 12-month period, with 1,490 homes listed as “active” for sale in the CHS Regional MLS database at the end of April—representing less than one month of available inventory, a new record low. In total, there were 2,495 properties that were listed for sale during the month.

“The market has never been busier—inventory remains historically low, but we are seeing an increase of more homes come onto the market as new listings. The challenge is that they don’t last long” said 2021 CTAR President Rusty Hughes. “We are heading into what is typically the busiest season for real estate and we need to see that number of new listings continue to grow” he said. “This summer will bring tourists and visitors from all over the world and many of them will fall in love with the Charleston lifestyle—this will drive demand up further” said Hughes.

Here are the highlights: 2,168 homes sold in March in the Charleston region at a median price of $337,073 according to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR).

Year-to-date, sales have increased 26% with 5,270 homes sold thus far in 2021 compared to 4,176 at this point last year. Median price is $330,000, a 14% increase from this point in 2020, when the median price was $289,100. Homes are selling in nearly half the time they were taking a year ago, due to the increased demand and lack of supply, the average time a property stays on market is 37 days.

Inventory data shows 72% fewer homes for sale over the last 12-month period, with 1,587 homes listed as “active” for sale in the CHS Regional MLS database at the end of March—representing less than one month of available inventory, a new record low.

“Our market is picking up steam as we head into one of the busiest times of the year for residential real estate” said 2021 CTAR President Rusty Hughes. “We need to see enough inventory come on the market that we can get to the point where homes aren’t selling within hours of coming online. Right now, it’s incredibly difficult to get new and available inventory in front of prospective buyers before it’s sold” said Hughes. “The demand does not show any signs of slowing and we only expect interest to increase with the beginning of the spring and summer vacation season” he said. “Last month, we hosted the Comprehensive Planning Summit with an outstanding group of local leadership and elected officials—we heard from planning experts who shared new and innovative ways that southeastern cities are embracing growth in ways that expand affordability, increase homeownership and help cities grow smart. We look forward to supporting our local towns, cities and municipalities as they implement their Comprehensive Plans and consider new and different ways that we can grow smart as a region” said Hughes. #chs #chsrealtors #chsrealestate #chsrealtor #ctar #chsmls #charleston #thatswhower® #realtorsofinstagram #realestateagent #realtorsofsouthcarolina #realtorlife

Commentary: Reject any plan to widen Highway 41 through Phillips Community

Advocacy in Action! CTAR and HCF: Reject any plan to widen Highway 41 through Phillips Community

The Charleston Trident Association of Realtors® and the Historic Charleston Foundation are staunchly opposed to the widening of Highway 41 through the Phillips Community, an historic African American settlement community that has thrived here for 150 years.

Any attempt to displace members of the Phillips Community, many of whom have ancestral claims dating back 150 years, is a taking. Together, we along with many other community organizations and taxpayers, urge Charleston County to reject any plan to widen Highway 41 through Phillips.

As champions of private property rights, Realtors® hold sacred the belief that homeownership is a cornerstone of the American dream and a tenet of generational wealth creation.
